Well, they are small and they really emphasized teaching over research. What do you mean actually? IMO, MIT applicants who want this qualities will in addition apply and ultimately choose one of these colleges (which include MIT of course!) instead of the state school. It is a no brainer for them to pick the state schools over the aforementioned choices (provided they get great finaid)...
