When to transfer to a University after 2 years of CC?

Hi, I'm planning on going to a Community College for my AA degree, and then transferring to either University of Central Florida or Florida State University afterwards. I'll finish my 2 years by August of 2015, but here are the transfer deadlines for both schools:

Fall Term-July 1
Spring Term-November 1
Summer Term-March 1

By August, I will already not be able to attend the University that fall, and the spring deadline will be too close for a good chance at getting in (the key is applying early). Does that mean that I'd have to wait until summer to start going to college again? Do all transfer students have to have a gap in the middle of their college years?

Or could I send in my application right before I officially obtain my AA, then send in my complete AA transcript when it comes available?

The latter. If you're expecting to complete your 2 years by the time the term starts, you can almost always just submit your application when it becomes available.

Right. It's very much like the applicants for freshman admission, who apply while they're still in high school, before they have a diploma in hand.
