I saw a dorm in the presentation video. It seemed like a regular dorm. Still, the tour guide said one residence hall had just been fitted for AC and all halls will have AC in four years.

While the tour guide described the dorm rooms in some detail, we only saw the building from the outside. The "display" dorm room was far away, and the lengthy info session did not leave time

I think the dorems were nice, although they a bit small and concrete-filled.

No free fridge; you can rent. Some recently did not have air-conditioning. But several older dorms have been recently renovated, and newer dorms away from old campus have strong fitness facilities.

The north campus dorms I've seen look like plantation houses from the outside. I have not actually been inside any dorms though.
