I think it should go to 2bd/2ba and keep the 2-car garage. Ideal for renting to two singles or a young couple/family. We have never considered a single-bathroom apartment once out of graduate student housing. Also, make sure there is an in-unit washer-dryer and a dishwasher. Make it look pretty and that will be a great rental.
eb, I think that is a good idea, If I convert the living room AND Dining Area to MB and MBath, that will be hell of a MB suite. However, the Kitchen+br behind the kitchen will become kitchen, dining room and living room all in one open area that is 150 sf.

I was merely saying that in the Bay Area, if you have a 2 bedroom house you only get 1 bath room. There is no such thing as a 2 BR 2.5Bath house, unless you build it yourself…

@Nrdsb4 - also, 2bd/2.5ba is considered “normal” and “desirable” for a townhouse in many parts of the country, including chunks of Southern CA. Up here in the northeast, you can’t even take a working roof, A/C, or off-street parking for granted.
Not that I’m frustrated from shoveling cars out of the “historic” snowstorm or anything…
It’s a perfect house for D2. That 1/2 bath makes it good for having guests so that they don’t have to go into one of the bedrooms to use the bathroom.
But there are not many 2 BR homes in that vicinity. I think we overpaid. We’ll be able to sell it easily because it’s so nice and will show very well. But I don’t think we will get what we paid for it.

I think 2 bedrooms, 2 baths, nice kitchen, is better, but I’m no expert.
I would love to downsize to something about that size and one bath would be a deal breaker for me. With so many empty nesters who still want reasonable kitchen space and two baths, I think it sounds like a great plan.
bw, not a chance, this area is NOT even close to where jym’s S is looking. This house will worth MILLIONS in their area. Just think a 7000 sf land…
I know 3 people in Berkeley with 2 bedroom 2.5 bathroom houses. And at least two people in San Jose with 2 bedroom 2.5 bath condos. Doesn’t seem like that unusual of an arrangement!
Why not add on to the footprint of the house? Didn’t pay that close attention to the layout, but could you expand?
How much would it cost to add 400 sq ft? How much would adding to the foundation cost?
Expand is one thing I can think about. Thanks for the suggestion. I had to get rid of that tiny kitchen if expansion is the plan.
H grew up in a house that was 3 bd/1 bath – 800 square feet total and 66 steps from street to front door! The houes has a breathtaking million dollar unobstructed view but is still TINY.
I agree that it would be ideal if you could cost-effectively expand the kitchen and home to have it be larger and add a 1/2 bath or better a full bath. People really like having that 2nd bathroom!
We bougut a 3BR 1 bath house. As soon as we had enough money we converted the butler’s pantry into a powder room. And yes we experienced at least one stopped up toilet before getting that powder room!
My sisters house (which is where we grew up) is about the same size. Three bedrooms, one bath, and a very small galley kitchen. It’s fine for just one person. But whenever I visit, I wish the smallest bedroom was a second bathroom.
In her case, the LR and kitchen are an adequate size, and open onto each other…nice and open. There isn’t a dining room at all.
