Flip #8 La Jolla Lawyer Bachelor Pad

Great suggestion, @thumper1 !!!

All those lights and gizmos and mega steam shower, and he’s a slob. So much for a swinging bachelor pad!

These lights are the modern version of the basement disco bars of the seventies… Seen many of those in my area when we were house hunting eons ago…

Master Toilet still in pieces. The correct bidet seat never arrived. NOt sure when the owner ordered it. My lead carpenter is going on vacation for 2 weeks (he threatens to never come back !) so I keep reminding the owner that only the painter is available to finish up next week. The fancy glass staircase rail is not installed yet either because the glass only arrived today. So, I will have to go there and stand around on Monday while the glass is installed and hand out a big check. He has a cat that I have to keep locking into one of the bedrooms because the exterior doors are always opening and closing with all the work that still continues to go on.

We did everything we could to finish but the parts never arrived.

Poor cat!!! My cats are very resilient, but even they freak out when contractors start banging on stuff in the house!! This is cat abuse!!! And it is not CB who is doing it!

It actually sounds like CB abuse, too. Sigh. Makes me really wonder why the guy is divorced… lol.

Going to add… CB is now literally herding cats!! ? ? ?

This weekend was miserable. The master bath countertop was finally installed on Thursday and I had phone calls all night Friday that he is really mad that the sinks are too close to the walls. Thesinks are centered over the side 24” cabinets with about 4” to wall. He cannot shave, his arm hits the wall (or so he thinks because he obviously cannot shave because there is no water). In honesty, I told the guys I wanted the sink set as far from wall as possible inside the cabinet but they just did not listen, and then the holes get cut and they were not what I asked for.

So I get my lead on the phone to call down to the yard and ream them out in Spanish. They agree to come put on a new counter for cost of materials only. Luckily we went with a standard available quartz. Moved the sinks 3” further from the wall but had to completely hack/ cut the cabinets to get sinks in. He still doesn’t like it, but I explained that, for aesthetic reasons you cannot have a freaking sink sitting above the join of two cabinets, let alone obstructing the drawer below!!

And I was standing there all day waiting for the glass installation on staircase and they never showed up. Finally got a text at 3, “got delayed, coming tomorrow”. So another day of supervising staircase install and washer/dryer delivery (last week I had to refuse delivery because owner bought washer/dryer that did not fit into the closet). I am going to announce !!!DONE!!! At that point

I have not been able to take any pictures of “After” really because there are piles and piles of stuff everywhere

You should have told the owner that younger women are attracted to bearded men… ? Looks like there is light at the end - soon!!!

cb, you probably addressed this but I don’t remember. Do you get paid anything when you’re sitting there waiting for deliveries that never come or installations that never happen?

Tell him you can put LED lights behind that sink that change colors, and he can have another remote control.

@thumper1 Hilarious!!

I failed at being DONE!! We worked all day at getting the plumbing done now that the countertop is installed, hours of touch up paint and I cleaned all day waiting for staircase glass guys. They did finally show up about 1pm.

This is after I get a frantic call at 7:30am from owner that his 2nd attempt for a washer and dryer delivery was showing up in 30 minutes. My new guy was stuck in traffic so I had to scramble over to the project because we needed to cut our pipe in the drain pan because we were informed that they have to pull drain pan out for installation. Get there to find out that installers (from Home Depot) did not have the stacking kit that was ordered. Owner was the one who bought them so he had to deal with the fiasco. Nothing got installed.

So we move on to installing the newly arrived 2nd bidet seat. We followed instructions and the dang seat would not ‘click’ into place. Later we discover that Koehler sent a damaged mounting plate. No wonder!! So I call owner because I don’t know whether he wants to return the whole thing or what. 28 days to get a replacement part. At this point there is nothing I can do about any of it because I did not purchase any of these things.

Then the staircase guys say Goodbye and they haven’t even installed the glass!! Turns out they install the heavy stainless bottom channels and they put goo all over the bolts. They have to wait 24 hrs for goo to dry. “Oh, we’ll come back tomorrow “. Oh no you’re not%!!! I’m not standing here all day tomorrow waiting for you guys to show up whenever you want!! I’ll call and let YOU know a window that Is available. I’m hoping I can talk the owner into babysitting these guys on Saturday or something.

Don’t really get paid for standing around waiting for parts or items he ordered. Since I charge a weekly fee it doesn’t really work. I’m just trying to help him get settled into the house. I did finally tell him that he was going to have to install bidet seat himself and schedule all the deliveries and installs at a time when he can be there to supervise. His only other choice at this point is to give all these strangers the lockbox code for entry into his house.

@coralbrook does this mean you are officially DONE?

Yes, I keep trying to tell him we are done. The items remaining to be completed are numerous but they are all his making. He doesn’t have any lights, mirrors, toilet paper holders, towel rods, etc. because he has not purchased them. Master toilet seat not installed but that’s not our fault, and staircase railing glass is not installed yet but he can supervise that (and make jumbo final payment himself!!).

Still have not installed the fancy wavy fireplace tile but that is because he a) cannot make up his mind how he wants it installed even though we put up 3 different sample variations for him and b) has decided to postpone because he doesn’t want to spend the money right now.

It is going to take me days to catch up to posting all the receipts and labor over the last couple of weeks and then I should be able to get a final payment.

I loaded some final photos to the group

And, finally, I have decided that I need to take time to work on my own house which is suffering from a ton of deferred maintenance. Changing up the interior, trying to get everything to low maintenance and adding a rental unit. I’ll move over to the Home Improvement thread now

That is super! Your own house! How much better can that get!!

It’s not really that smart because it means I have no income for as long as it’s going to take:). Since my crew will be busy at my house there’s not any way to go out and hustle anything else. Besides, I need to drive them crazy breathing down their necks every step of the way. But, at least they are used to that:)

cb, it’s not income, as in cash flow, but it adds value to what I assume is your most valuable asset. So it’s not money down the drain. And, knowing you, you’ll find something new to work on at the right time.
