At the rate property values are climbing, and investors are swarming, I’ll be lucky if I can even purchase a property in San Ysidro on the border with Tijuana or something. Don’t think too many vacation home buyers will be swarming for that one
Regarding Scrap Metal,
A couple of years ago I was amused that this guy with a truck kept hovering around our dumpster and getting out and looking at our trash. He begged if he could take the scrap metal. Ever since then I give him a call to come around during demolition and take anything he wants.
Usually, one of the Mexican American workers begs for the old gross stove or dishwasher for a ‘relative’ - please, be my guest!! I have no idea where these old stoves and dishwashers go. Guessing to Tijuana
We can call local utility company and get $50 paid for the old refrigerator. Evidently they suck the Freon out of the systems. Then I guess they send them off to scrap yard heaven. On this Hoarder House I told them “Do not open refrigerator door under any circumstances. It’s strapped shut with duct tape”
Regarding Copper Wire,
One of the biggest fears of someone doing renovation (or an owner of any vacant house or commercial property) is that some numb nut is going to come in the middle of the night and rip all the copper out. We meticulously save all copper and old wire and one of the guys gets to win the lottery and take it for recycling money. One time I asked how much he got for all the old copper pipe = $28. Are you kidding me??? these druggies are risking life and limb and electrocution for $28???
You would have to take out A LOT of wiring to even get close to that $28.
One more thing about the scrap metal and copper thieves. In our County (I have no idea whether this is state wide now), they take a copy of a photo ID and you have to wait a couple of days to return and get your money. No cash on the spot any more.
Well, the guy in my local story apparently was found and charged. He faced 8 years in prison for lifting a bunch of storm water grates and manhole covers that he sold for a few bucks. Amazing how far some will go! I think in your case, these old stoves do go to their retirement grounds in Mexico. Our next door neighbors do not want them - they have junk stoves in Canada, too.
It sounds like things are moving in the right direction, cb. Fingers crossed!!
Appraisal contingency and physical inspection contingency just got released. Waiting for full loan approval to be released on Wednesday.
Meanwhile, I just realized that I am going to be out of town after Thursday for Easter weekend. Not sure how I completely forgot about that. So, I have to get over to property and remove everything before Wednesday night because Buyers are trying hard to close on Monday. Yikes, back to work! Lots of heavy furniture and staging stuff and JUNK in garage that has to be cleared out.
For reasons unknown, the AZ couple never followed up on a written offer. They contacted my agent on Sunday and were gung ho. They were going to write an offer on Monday. My agent tried to call them twice yesterday and they never returned her calls. So, the Chicago buyer is meant to happen and it better happen!!
Still not sure exactly what date we will be closing because the loan documents (when they are ever created by lender) have to travel around in a circle for several days between lender, escrow, Chicago, escrow and back to lender. I have had a discussion with my Escrow Officer and she is going to check with lender on how we can speed up the process.
Meanwhile, I am in a small battle with the title company. When I purchased this property the Listing Agent forced me to use his selected escrow company and his title company. While reviewing my closing statement I caught a lot of errors, specifically something I caught from the Title Company. I won’t bore you with details unless someone wants to learn about these types of things.
The one that I am reviewing as part of this sale transaction. I caught an error that goes all the way back to my purchase transaction (same title company)
Luckily the error does not have to do with the legal ownership or title on the property. The error has to do with the type of policy issued in my purchase, my selection of policy was clearly spelled out in the purchase contract (which the title company never sees).
