Flip This House #3

I spent this morning doing the final deep cleaning of the floors and the kitchen area. I took some photos of the empty house. Very emotional to move on to the next project. This one was a very emotional transformation, it’s hard to let go of it.

I loaded some final pictures. I am worried about the yard because I keep having to go over and try to water things by hand (no irrigation) because they are new transplants. I’m happy to say that the large plumeria looks like it is going to survive in it’s new location. Leaves and buds starting to come out. But, some of the drought tolerant grasses that I dug up out of my yard or my neighbor’s yard (with their permission) did not ‘take’ to their new planting. I guess they don’t transplant well.

cb, I can tell from your photos that you’re sad to let this house go. It’s been quite a roller coaster of experiences. You will soon find your next project and be up to your neck in that. No time to be emotional!!

I love the final pictures, coralbrook. The new owners are very, very lucky. They’re also going to wonder why people drive by very slowly! (I certainly plan to do so next time I’m down there!)

Cb, what a marathon this has turned out to be! You probably feel like I did during the final stretch of Boston. The finish line is so close, the joy is overwhelming, yet a feeling of sadness that all the training and all those mile posts are soon to be memory starts to creep in… And then training resumes.

You are a one of a kind flipper. I would not even call you a flipper. You are a revitalizer!

Oh, the house looks so lonely! It will miss you as much as you miss it, I’m sure. :-h It sure looks different without that pop of blue everywhere.

Ok…how do I get to the pictures!?

thumper, hope this works for you:

I don’t know about that other couple from Chicago, but we are now homeowners in San Diego. Hi, neighbor!!

regarding the IRS paper transcripts, they probably will mail the transcripts in 5 days, but if they were mailed from the East Coast, it might not arrive in another 7 days. Who knows.

Well, Friday has come and gone. The tax transcript has not shown up. I had a long talk with my agent today and told her this tax transcript business is ridiculous. I can go onto the IRS website and get a transcript pdf immediately online. Why can’t the lender do that? They are sitting around waiting for a ‘copy of tax return’ to be mailed. This is going to drag on forever.

Because the loan is ‘jumbo’ (which basically is standard in the San Diego area) the lender refuses to even start generating the loan documents until this last piece of document comes in. This is just going to drag on until early next week!!

The For Sale sign has been removed. I get very nervous when there is a For Sale sign because I am worried it is just advertising ‘Empty House’

The buyers are so concerned that I am going to cancel the transaction because their loan is dragging out that they are planning to fly here next week and just sit at the lender’s office, pen in hand, ready to sign anything they can to make this close faster. Bless their hearts. It’s not like I’m going to cancel an escrow at this point and start all over again for another 30 days

I found out today that they have already transferred the utilities into their name. They have been paying utilities since Monday April 6 when we were originally supposed to close escrow.

The plumeria tree is alive!!!

CB your problem stems on the percent down payment. If the down payment is low, like minimum, the bank’s skin is on the line and they want every piece of paper on the table before releasing the loan doc. In my case, it is also a jumbo loan but the buyer is paying 60% down, they went through the process with a breeze. I insist that the buyer sign the paper first, so they did with stack of loan docs ONE WEEK before closing.

At this point, there is nothing you can do but sit around and wait.

Just out of curiosity, what ‘piece of paper’ did you have them sign first?

You miss understand, when I say every piece of paper, I meant the bank wants full docs being received before releasing the loan. It has nothing to do with my deal.

If you were referring to “I insist that the buyer sign the paper first”, that “paper” is final docs at the Escrow. So the buyers went to Escrow sign the papers, then I did mine afterwards.

I think I see a smudge on the floor.

Yes, I see a smudge on the floor in a picture also. Geez, I’ll need to rush back over there and clean that up!!!

The Buyer has signed all their docs, they have been back in escrow for about 10 days. I usually do not go into Escrow and sign the Grant Deed and my docs until contingencies are released. I don’t want to waste anyone’s time. So, I went in and signed everything after inspection and appraisal contingency were released.

We are just waiting for one stupid paper from the IRS before we can close! Not holding my breath at this point, at the mercy of the IRS which is not a good place to be

Great job on the house! So sorry the paperwork is dragging on …

CB, I am thrilled to know that your closing is right around the corner. It has been fascinating to see and hear about each step of this project. Thank you once again for sharing your expertise as well as details about all the complications and frustrations you’ve encountered in your role as an exceptional professional flipper! The house is just delightful!

Surely SOMEONE on CC is, or has a family member who works for the IRS and can help move this along!!
