Flip This House #3

This is how we watered our potted oriental spruce when we used it as a Christmas tree.

That’s how we were told to water our orchid.
And artloversplus,
If there is any litigation, it’s the buyer’s issue. At this point the seller is wisely passing her costs on to the seller.

Not to derail, but since we’re all waiting around with CB – Marilyn, would you mind telling us which San Diego neighborhood is your new home? I love San Diego. Sigh.

Happy to oblige, zip! We’re technically in Ocean Beach, almost on the border between Point Loma Heights and Roseville. We’re exactly one mile from the ocean, 1.5 miles from downtown Ocean Beach, 4.5 miles to Cabrillo Point, and 6 miles to Balboa Park. It’s a three bedroom two bath home with a lovely pool, hot tub, outdoor kitchen, fire pit, RV pad, and a little grass lawn in back for DH. Also three lemon and one fig tree. The house is fairly outdated but a very nice layout and has a two car garage with tons of storage.

Sometime after we move, I’d love to help organize a San Diego CC coffee meet or such.

Marilyn, I will happily fly out to SD for this! Your house sounds lovely.

It’s just so ironic that Marilyn, moving from Chicago, and my Buyers from Chicago, both bought homes in the hills of Ocean Beach in the same couple of weeks.

Geez, is everyone from Chicago moving here? You’re going to drive our home prices up even higher if that is even possible !!

But your buyers aren’t moving here, just vacationing! It is quite a coincidence, I agree. I forget if you told us where in Chicagoland your buyers are from? I foresee someday casually chatting with a stranger at the library or grocery or farmer’s market, and discovering they’re your buyers. My lips will be sealed!

Also I would like to see house prices continue to rise so we can feel we bought just in time. I see that houses in the $800 and $900K’s are starting to hit the market, but the lower priced ones continue to have what I call a Fatal Flaw (for us, at least). Such as on a hill, busy street, etc.

Marilyn, thank you for indulging me. I agree with BB. It sounds like you found a wonderful house in the perfect location. And lemons!

CB, that really is quite the coincidence. It must have been an especially tough winter in Chicago. As far as I can tell, though, your housing prices just keep going up no matter who moves there. What’s not to love about San Diego?

Can’t remember exactly where they live, but I can find it somewhere tomorrow.

My Buyers live on Medill Ave in 60647 zip

Sorry… a lurker coming out to post - they live in Logan Square, a very nice neighborhood of Chicago that some people say includes Wicker Park and Bucktown. We were just a couple of miles from their area last night when we were down in the city for a concert. Actually this winter was not bad - we had one bad blizzard on Super Bowl Sunday, and an occasional stretch of days where the temps were way below normal, but nothing like we had last year, or the east coast had this year. Fairly average.

Yes, this winter wasn’t too bad; cold just lasted a long time into the spring. Two winters ago was terrible; four winters ago was terrible; three winters ago wasn’t too bad (because we spent January and February 2012 in San Diego). And of course right now everything looks great as springs busts out. But I have a long memory and no desire to deal with snow and cold ever again. We can always visit my relatives if we need a fix.

We’re in the western suburbs of Chicago so wouldn’t know cb’s buyers…yet.

Marilyn, ever hear of the Buckthorns? They are a singing group in the western suburbs of Chicago.

I so love San Diego.

Never heard of the Buckthorns but they are from the northern, not western, burbs.

The Transcript Has Arrived!
Now the bank has to produce the dozens of pages of loan documents and email them to the Escrow Office. The escrow Office has to print them out and review them. Then they send them electronically to a Mobile Notary Service in Chicago. The Notary Service has to carefully print them all out and put little stickies everywhere a signature is required. Then it goes to Buyers to sit and sign. Then those docs have to get into a FedEx envelope and make it back to San Diego.

Luckily, once they arrive at the Escrow Office the Escrow Officer can contact the lender and the lender can ‘table fund’ which means they will schedule a wire of monies to go into the Title Company. Then Escrow contacts the Title Company and the dang thing will finally get recorded. In San Diego, we can usually record the same day it gets funded.

But it will probably not be until next Monday when I can get my money to start paying back my private lenders. So I will be in the situation where I don’t own the house but I’m still paying for borrowed money. Dang, I hate that - just hate closings on a Friday.

Well, good news and bad news, I guess. But at least things are moving now, instead of sitting.

Woot on the paperwork but boo on the rest of it. We just went through that process of signing the loan docs in Chicago. I feel like I’m in a Twilight Zone movie.

Oops…yes, they are from the northern suburbs…which also seem west to me!

@marilyn

Marilyn, yes, you’re in the Twilight Zone. Just watch out, because around the corner lurks coralbrook wielding a nail gun in one hand and a power drill in the other.

cb, hang in there. It’s good that you have one more data point to indicate that things are moving in the right direction. If only they’d all hurry up!

yay!!

Bizarro question-- who officially “owns” the house over the weekend, if the deed hasn’t been recorded and/or the money hasnt been transferred. I My s had this issue (closing on a Friday, deed recorded the following Monday/Tuesday. God forbid there’s an earthquake or something that weekend-- whose house is it?
