Flip This House #3

The reviews of the Fridgidaire have some bad experiences, such as the front of the stove actually melting! Both of them are pretty cheap. I think I’d go with the Samsung for the fifth burner, although on a 30" range it isn’t going to have much room.

I would go with the Samsung. I have a 30" gas range, and I choose the GE (at that time) because the oven was larger. For me, I want plenty of oven space. And I like the 5th burner, griddle/wok option. And the melting reviews of the Fridgidaire would scare me…

The Samsung looks like it would be easier to clean, IMO. The warming drawer is a very nice featre that people do not seem to appreciate… until they get one. I have one in my kitchen, and it comes very handy around the holidays or when we get one of those cooked chickens from Costco (sorry, Consolation) for dinner after work and need to keep it warm while we are exercising.

I love my warming drawer also. I put all of the dinner plates in there when we are having pasta - helps keep the pasta warmer a little longer. I use it to warm plates - always forget about it when I’m trying to keep other things warm

So, it’s the Samsung! the winner. I’m going with the Slide In look because I prefer it to a freestanding stove. I think the free standing stoves look a little ‘cheap’ and all the competitors just throw in the basic Frigidaire package. I like to stand out with better quality. The slide in also has the lip that keeps all that !#$#$^%^$% stuff falling down through the cracks on the side of the stove (not that many buyers will recognize that).

" I use it to warm plates "

I heat up plates on the microwave, two minutes gets four plates nice and hot.

Coralbrook, I realize that all real estate is local so my experience may not be applicable. Frigidaire is only seen in <$400K houses in the two markets in our state that I know best and even then many prefer to install GE or GE Profile. I had a very nice Frigidaire slide-in range in a 5 yr. old second home that was sold about six years ago for <$300K and some potential buyers were dismayed by it.

That Samsung looks nice, although it wouldn’t exactly warm my heart just because…Samsung. There appears to be a Bosch dual fuel 30" slide-in with warming drawer available through various dealers for about $1900. I saw it on the Lowes site but they don’t seem to stock it now. For some folks, the name appeal of Bosch would be worth the cost.

Notrichenough, in our area houses selling near or over $1MM usually come with a Wolf or Viking range, or at least a Five Star. For most builders of what are considered upper bracket houses here, Wolf/Subzero has become the standard for appliances, with a minimum 36" range and the 48" range more common. I cried (literally) when our 48" Wolf range bit the dust out of warranty and I had to buy another because nothing else fit. It cost about $12K with tax and installation. Then my RE agent was upset because I got black knobs instead of the trademark red ones.

We got a GE fridge about five years ago and seriously regret it. Bosch 30" stove is great. We are not a high end house, so there is a definite limit on ROI for upgrades. We’d have to completely gut and expand our kitchen to get bigger appliances, which was part of the problem in picking a fridge. We are stuck with 29-30 inches.

We put in a subzero when we redid our kitchen in 2001. You should think a $5500 fridge would be reliable our have a good warranty, but… you’d be wrong.

And the wood panels to match the cabinets cost another $1000, which was a ripoff imo.

I am not in love with high-end appliances.

“Samsung with 5th burner that comes with griddle cover or Wok inset. Large convection oven, but I love it because it uses the bottom drawer as a ‘warming drawer’. I liked it before but it was always about $2,500 everywhere. Just found it on sale at Lowes and I love the new price!”

My parents have that stove. It’s really nice to have the fifth burner option (and I think buyers will notice). The thing they won’t know is how fast the oven heats up. I have a serious fancy wall oven that takes twice as long…

^^Me too. I have a Kitchenaid double wall oven with the coils hidden under the blue enameled metal, and it literally takes 20 minutes or so to get to the temp I set it for. That’s an awfully long time.

I have the same and it takes forever for the fan to quit running that cools it down!

Yes, yes! The damn fan!!! I leave the oven door ajar when I’m done using it and that makes the fan shut down sooner.

But these are the things one never knows before buying the thing.

Ack! This is giving me kitchen angst again. Oh HOW I would love to redo my kitchen! Sob…

Yes, I read that the Samsung has a fast pre-heat option. That would be really nice. I will look at the Bosch slide in range also. I have to see if it can be found for a good price around here.

I agree, once you get into high end homes, people start paying attention to snob appeal appliances (whether they use them to their potential or not). Someone needs to make a Wolf or Viking look alike for half the price - whether it even works or not. Buyers just want the ‘look’.

@coralbrook, check this out – Bosch 30-inch gas range for less than $1,000:

http://www.amazon.com/Bosch-HGS3053UC-Stainless-Sealed-Burner/dp/B002W8HB32/ref=sr_1_2?ie=UTF8&qid=1412616181&sr=8-2&keywords=bosch+30-inch+range+gas

Or this one, for $1,100, which is a convection oven:

Thinking of your stairs, it might be better to order it on line just for the delivery! Both the ovens @VeryHappy pointed out have free delivery:-) I’d go for the extra $100 for the convection.

From amazon’s page:
How Will My Stuff Be Delivered?
When purchasing a large appliance that cannot be shipped via standard commercial carrier methods, a seller representative will contact you within three business days to schedule a delivery date and time. Tracking information will be provided to you when the product ships. When your appliance is delivered it will be brought into your room of choice and all packing materials will be collected and removed, if you choose. Installation and hook-up isn’t included in this standard shipping, however they may be offered as an additional add-on. However, if you think you might return the item, keep the packing materials.

Yes, i am definitely going to pay for delivery to kitchen. Even if i have to pay installation fee. We dont need the hassle. So i need to order dishwasher at same time. I need to decide whether to include refrigerator for this house.

I used to always install refrigerator but then i noticed my competitors never had one in their sales. So I thought “Why not save $1,500 on my flips”? Have sold last 2 without refrigerator. But this might be an exception because I don’t want a poor buyer going " OMG!!! How are we going to get a frig up those stairs! "

I like those suggestions but i’m going for a 'slide in" style. It looks more custom and doesnt have gap for food crap to fall down into

Oh how I would love to have this in my kitchen (but with signature red knobs):
