<p>Oh gosh – I hope you don’t run into that kind of silliness. I guess in your competitive market this behavior is not unusual, but gosh.</p>

<p>OMG, that is despicable. I hope your neighbor will crawl into his hole when your permitting dust settles. Good luck slaying that red tape dragon, cb! </p>

<p>Although I like grey, I don’t like the look of it on the outside of this house. Too cold, too industrial. Especially with a black metal railing. I think you should go for a warmer palette this time.</p>

<p>Lighting Help</p>

<p>I have started to work on finding lighting for key areas of the house. Here’s what I am looking for:</p>

<p>2 small hanging pendants over kitchen sink counter run in kitchen</p>

<p>1 very large hanging chandelier for living room (still have old one in garage, but one piece is broken)</p>

<p>1 medium chandelier for dining area</p>

<p>I would love any help you have. Here’s some questions</p>

<p>Do buyers really notice the lighting? Is it absolutely critical to spend good money for the lighting? My personal opinion is that the lighting is a huge impact on the space and is very noticeable. It’s like the jewelry on the room, I notice it in most home décor photos I see.</p>

<p>I need a really large fixture in the living room to augment the high ceilings. Should it have bling/crystals? Or should I go with a big drum pendant? Or maybe something antique white?</p>

<p>That one isn’t large enough for living room (I wish it was), but is it worth spending $300? for that in the Dining Area. And, if I get that, it will be hard to find something similar for kitchen pendants.</p>

<p>I’m sure I have terrible taste for this kind of stuff, but to me those lights scream “80-year-old spinster aunt.” Same with crystal chandeliers.</p>

<p>I’m more a fan of contemporary monorail track lighting and small-can recessed lighting: </p>

<p>There are lots of different fixtures you can attach to the rail, including hanging ones.</p>

<p>I don’t see high ceilings as space to be filled. Shine lights from the edges up onto the ceiling to create shadows for visual interest.</p>

<p>Have you looked at Overstock? They have some drum chandeliers with crystals for <$150 that are slightly larger than the one you linked. They also have quite a few nice pendants for <$100. I recall a capiz shell globe pendant with ORB finish rod that was attractive, too. Some fixtures there that look very much like Pottery Barn lighting for a fraction of the cost and they probably all come from the same factory. (Lighting is one area where I had to give up on my quest for all non-PRC purchases.)</p>

<p>Bingo - my favorite lighting website Overstock.com. Just found this less expensive imitation of the beach shell bling drum pendant.</p>

<p>Cannot use modern lighting in this house because we are going for the ‘vintage coastal’ theme. Also, there isn’t any wiring that would support track lighting, except in the ceiling above dining table.</p>

<p>Some young neighbors down my street are good friends of my D. They just gutted their kitchen and put in two chandeleirs similar to these and I think they make the kitchen. They have a light contemporary look without being too modern. The wife told me they were fairly inexpensive and it’s just possible these were the ones she used. They run 15% deals almost constantly if you are on their e-mail blasts.</p>

<p>Love the capiz pendant and Hadley cage lanterns. However, both of these are too large for kitchen pendants and too small for dining area or living room. here’s the approximate sizing we need </p>

<p>Very large living room - over 30" in diameter
Medium dining - between 18" to 22"
Small pendants - 6" to 10"</p>

<p>One of the things my sponge remembers about lighting. To determine the width and scale of lighting for a room, measure length of two sides of room. Let’s say the bedroom is 11’ x 12’. Add the two numbers = 23. Your central hanging light should be about 23" in diameter.</p>

<p>For dining rooms, if you don’t know what dining table you will purchase, use that measurement above to buy the dining room lamp to scale. If you have a dining room table, lamp should be about 1/3 the diameter of the table (circular) or length of table (rectangle) to give really good impact, unless you have multiple pendants or something special you love.</p>

<p>Ohhhh… I love those seeded glass pendants! They are going to be perfect in the kitchen, especially because they are glass and it will provide more light than a frosted shade. Of course they are a little pricey because I need two of them. Dang. They are the perfect size. </p>

<p>Reminder of kitchen style (not exactly the same color of cabinets or countertop). I am going to drop pendants to the left and right of kitchen sink where the wall lights are in this picture. I don’t personally like light directly above sink because if you are bending over sink you are blocking the light. I like the light to come from the left and the right </p>

<p>It’s tough to find a 30"+ fixture on a tight budget when you don’t have time to wait on close-out deals. Would this work?

<p>Like NRE, I do not like any light fixtures that have too much “bling” hanging from them, but I agree with you that track lights do not blend with the character of this house.</p>

<p>I have nothing novel to add about light fixtures, but I’m glad CB is focused on something more fun!</p>

<p>I did note that the Ballard sea glass pendant is very ‘blue’ in the photos where they have placed them into a furnished setting. I need to stay away from heavy blue because there is a portion of the buying public who doesn’t like blue, especially in the kitchen. I had painted one kitchen several years ago a beautiful pale steel blue and several buyers walked through and did not like it.</p>

<p>I wish I could see the Ballard in person somewhere so I could gauge if it is a very pale glassy blue or a strong blue. Otherwise I will have to go with less expensive (or Ballard on sale) clear seeded glass</p>
