cb, that 940 Rosencrans is gorgeous. I didn’t focus on the lights; sorry! But the whole thing is gorgeous. Excellent landscaping and use of the outdoor space.

Yes, very cute vintage home. But, it is not selling at that price because it is on a busy street and I think it doesn’t have sit down views of the harbor. I think you have to go out to the raised patios.

It would take a lot to make living on Rosecrans workable. I shudder at the thought of backing out of that driveway. Also, I guess I’m not as much in love with the kitchen as others are – it seems a little cold. The deck, however, is lovely. Not sure that backyard shows much thought; it is small, but not especially interesting. I’ve seen a lot of small backyards that look lovely.

I like the Ballard chandelier. I think it would look great in the living room.

I like some things about the Rosencrans kitchen, but I would have gone with an island that provided cabinet space, of which there is very little. The table is very airy and stylish, but being able to store stuff trumps that for me. I agree with @arabarab that the look is overly cold. (I also think that the chair covers and chandelier in the DR are a big mistake, but that’s more a matter of decorating.)

Yeah, the pantry door looks weird with the blue pendants and all of that cold grey paint and stone. In general, think they have no sense of color and things are fussy in weird ways. Look at the guest bath, for example. The vanity, mirror, tile, and light fixture are all at odds with one another. It’s like they stuck a bunch of trendy things together, without an overall vision.

Look at that kitchen. Tell me where the owner is going to store pots and pans. What are they going to actually use on that nice gas stove? Where are the big pots they are going to wash in that huge sink? None of the drawers are big enough. What about a food processor? I don’t see a microwave. I guess it usually sits on the counter to the right of the sink, in that blank area filled with marble tile. I also don’t like have cabinets so close to overhanging the stove top.

Looks like a reno straight out of HGTV to me. I didn’t like it either and I hate the light fixtures in the living room/dining area. Love the deck though - love San Diego in general so the view is great.

Have been down with the flu for 3 days straight. Barely coming up for air. Haven’t been able to sit at the computer. Husbandthinks its a massive mental collapse :)

The back gatee was built by us, designed by me. Front white gate was original to the house so we gave it a lot of love.

It rained a little bit this weekend and, as predicted, mounds of dirt and broken concr e te caved back into our beautiful trench. Hours digging back out and we formed and poured a 21" wide, 10" deep by 14 ft long base that is curing now. Tomorrow 3 rows of block will get mortared on with rebar that is coming up through from the bottom 4’ wide by 6 inch deep base.

Then were going to push very thick steel posts down through 24" of concrete block with rebar coming up each post. Posts set every 3 ft instead of the normal 6ft. Each post will get filled with concrete to the top.

I’m calling this the “Nuclear Fence”. By the time we get done and start shoving all the dirt around this ordeal will probably cost about $1,700 for about 10 feet. A huge ordeal.

Still trying to decide what actual fence material is going to be, cannot be wood so I’m trying to find thick metal roofing sheets

Wow, you are all very good at analyzing kitchens!!! I didn’t pay attention to lack of storage or pantry door. All I noticed were how wrong the blue Ballard pendants just didn’t look right. Can’t wait for the detailed analysis of the kitchen I’m building !!!

Don’t think the dining table light looks exactly right either.

Still no word from City. I can see status on a new website. All it says is reviews due by 11/7 but historical review not due until 11/14. Its OK since I will need to rush new plans, Title 24 review and Structural Plans back through again.

I hope you feel much better tomorrow, Coralbrook.
Anyone else seeing lots of ads for lights now that you’ve clicked on a few of the links? I hate to tell them they’re wasting their time; all those lovely beachy California designs would not fit too well in my Victorian.

Sorry you have been sick CB. Hope you are back on your feet soon. I thought of you and the dirt mound last weekend when we were getting the rain. I hope things move forward with the city very soon.
