Flip This House #3

Lots of progress! BTW, I really like the view of the corrogated fence. Please don’t paint it or hide it!!! I can’t wait to see the outside of the house painted. What about some fun colors with contrasting trim?

I like the green gray color. Similar to my son’s house.

Amazing progress now that you can finally get on with it. Over much looking forward to seeing the finished product

Those blocks do not look like pavers, I have never seen hollow ones like that used for a patio. They have to be way more expensive than flat pavers.

I wonder if those are wall blocks, and someone who got them for cheap re-purposed them.

I agree on the blocks. They are thick and hollow and impossible to try to find replacements. I have no idea what they were or why they used them on the back patio.

I don’t think I’m going to go too wild with color on the outside because we are trying to go for the ‘beach cottage’ look. Going to be a little hard because I think this house once was a ‘Spanish’ style plaster house. All kinds of arches inside and the original house had arches for front door and front windows but they got hidden when prior owner built out the front porch with the siding and aluminum windows. There were three large arches in wall between living room and front porch - which were blocking the view. I’m sure they were lovely with probably a gorgeous original arched wood door and two side arched windows.

Now I’m keeping that area but putting contemporary siding around the front. I need to add the square footage to the house.

where are the new pics? i see the original flickr link but not new photos

This should get you to the new Flickr group “CC Flip Project #3”. For some reason the original ‘hoarder’ before photos got stuck in a Flickr group I cannot get to anymore.

<a href=“Flickr: The CC Flip Project #3 Pool”>https://www.■■■■■■■■■■/groups/2750844@N22/</a></p>

I can get to the original hoarder pics through this link:

<a href=“Punakea Investments | Flickr”>https://www.■■■■■■■■■■/photos/124604312@N02/</a></p>

I can’t see the close up of the “pavers,” but they could be something like this:

<a href=“Structural clay tile - Wikipedia”>http://en.m.wikipedia.org/wiki/Structural_clay_tile</a></p>

You are doing a FABULOUS job! I agree–would NOT paint the metal fence, but also agree a few plants next to it where it shows up in the window would be nice instead of seeing metal.

Good detective work! I cant imagine trying to find 20-30 of those just to fill in the back courtyard. Let alone budget friendly!

I think you should probably put the ship door out for free. I wonder where it came from? I’ve never seen anything like it.

Regarding the house color: have you considered a very pale yellow?

I am not a fan of gray-green for the color.

Can you get larger, funky ‘2017’ house numbers?

Yes, we are definitely going to get larger house numbers. Just waiting for exterior siding to go up and exterior paint to be finished.

Still struggling with house color, it’s a real challenge. But it always is! Some houses (like Arizona when the owner got involved with a million choices) have colors swatched all over before I get done.

There are entire websites devoted to house numbers. Fun to look at!

I just looked at the old link and was reminded of the record collection and the Napoleon and Josephine figurines. Did you ever end of selling them? How did you do?

Yes! I sold Napoleon and Josephine on eBay. Tried to get $850 (which a previous one sold for about 6 months ago) but ended up with only $600. Sold it to someone in Brazil if you can believe that. Had to pack it really good and pay about $30 to get it shipped there. Then eBay took 10%. Then Paypal took another 2%.

Sold the two guards for $50 each on eBay also.

Sold the Nazi bookends to a WWII collector for $250. Had to meet him in a Starbucks parking lot but he was a true collector that inherited his Dad’s collection and was expanding his collection. I never did figure out if it was accurately dated to 1936, but I believe that it was. If they were 1936 they probably were worth a lot of money. I can see no reason why a reputable (AW Kister) German porcelain manufacturer (that later fell inside East Germany) would be producing white eagle swastika bookends after the war??? wouldn’t make any sense.

Still have the two ballerinas - haven’t sold them yet. Can’t really find anything exactly matching in order to set the right price.

Still have the giant record collection. Even though some of the albums are collectible, three different record collectors have turned down the collection. It turns out that they are not collecting ‘easy listening’ and I guess Frank Sinatra, Ella Fitzgerald, etc. are considered easy listening. At this point I may have to take them somewhere and donate them for a tax writeoff. At the rate I am going on this flip, I probably won’t need a tax write off :)

I love the wilder ballerina figure… she looks more like a modern dancer than a ballerina to me. I hope you find a good buyer. :-)

Felicitations!

We passed three inspections this week.

We passed all of the framing which took a long time to get ready. That includes the Simpson Strong Wall, anchor bolts, building out the bathroom, special balloon framing in bathroom, etc.

We did not pass the electrical because my electrician didn’t fill out the Circuit Card totally - after me asking him five times “Are you sure you filled out the Circuit Card?? Don’t forget the Circuit Card…” Uggh. He forgot to fill out which receptacles in kitchen are on what circuit (and the other rooms). So now I have to wait for him to have time to swing by and finish filling out the card.

Inspector did pass our new electric meter

Also passed the ‘exterior lath’ inspection because I had the stucco guy come and put all the chicken wire on new area in courtyard and he tied in all the broken stucco around our windows and doors.

We are going to get plumbing inspection next and then we have to put up a bunch of shear walls. We are just plodding away until we can finally get to the good stuff… tile, paint, flooring, cabinetry, etc. All this other stuff will never be seen by a buyer.

I’m under the gun to select a contrast color for the siding across the front, because we are going to paint exterior next week. But, I don’t think it really matters because it is going to be forever before we get to putting up the new siding around the front.

Congratulations on passing three inspections. Whoever buys this house is getting a high quality product far different than what I’ve seen before from flippers. Other than the front steps (which are a non-starter) I’d be seriously interested – cute layout, no yard work, and a lovely location.
