Flip This House #3

Yes, forget tearing out columns… just the holes in my floor will throw me over the top of my stress level at this point

I agree with notrichenough about the baseboard moldings on the bottom. Notice anyway that in the picture in the first link you posted, the baseboard is thicker than the trim on the window. I think the less expensive baseboard that you can immediately get your hands on is absolutely fine.

One advantage of staging is that furniture and fixtures create visual distraction from little blemishes and imperfections. One big advantage of not staging is time and money savings! I would not worry about baseboards too much. The only time I pay attention to ours is when I have to dust them.

Today was a busy day watching paint dry. We are anxiously waiting to get back into the house. The first coat of stain didn’t seem to really do anything to the floors. Today a coat of sealant went on over the stain/sealer.

Went over to a friend’s house and dug out some huge succulents that will help fill the front yard. Succulent (not cactus) landscaping is the big deal here because of drought conditions. Then loaded up all the baseboard (selection #1) into the truck and then we painted the baseboards all afternoon and planted the succulents and pulled weeds!! Oh boy

Pictures! We want pictures!

When will you choose and install the house numbers?

Good question about house numbers. I purchased 5" high black modern floating house numbers. We held them up the other day and they just looked way too small. I went online to look for larger ones and price goes to $50 each for nice 8" house numbers. Yikes… we may be living with 5" house numbers  I definitely need to get house numbers up because it is one of the criteria for final inspection. House numbers need to be there for emergency services.

The other day I got a ‘notice’ from the Post Office that “Since I am in construction, I am required to move the mailbox from next to the front door down to street level”. That makes sense, I cannot imagine how the poor mailman has been going up those stairs for years to drop off the mail. But then I looked around the neighborhood and no one has their mailbox out on the street - all mailboxes are by the front door. Sure hope someone doesn’t walk down the street and steal the mail - we installed new mailbox down at the bottom of the stairs.

I posted a couple of pictures of the plants in the truck. Promise I will take more pictures on Saturday.

How the heck did the Post Office find out? Did you get ratted out by the mail carrier?

Chances are you could ignore this and they would continue to deliver the mail the way they have been for the last 70 years.

P.S. Not to be paranoid or anything, but I would recommend not posting a pic with your license plate visible. I would edit it out.

Post Office probably found out because the mailbox has been thrown away from top of stairs for several months. No mail getting delivered so postal carrier probably said “hey, this is my chance to get the box down at the bottom of the stairs!”

Photo deleted, thank you

Cb, the new owners can get a lockable mailbox if they want to. We replaced our cheapo contractor grade one with a USPS approved version of Fort Knox  after some mail thefts in our area.

I researched the custom house number websites and it looks like it will be about $300 to get large 8" numbers on the house. Not in the budget !!! Wish it was

You got the succulents for free - are you sure there is no room for $300 8" house numbers (to go with the custom railing)? I always notice the house number styles - like lighting, it is one of those icing on the cake things.

Nice, but not worth it, Coralbrook. That’s one of the things the buyers can easily do if they choose. You’ve done so many other great things with this house that would NOT be easy for the buyers to do.

Have you ever changed your house numbers? Unless you find some the same size (then what’s the point?) you have an extra set of holes for each number on your house/siding.

I webt on Etsy and found someone that will make 8 inch black contemporary nbrs so i ordered them. Biggest problem is they have to get here fast.

I need to be calling for final inspection by Thursday or Friday. Here is what is required to pass final:

Insulation in attic in original parts of house (done, blew in cellulose before floor refinish)
At least one fully functioning bathroom. This is a challenge because i had to order extra longstraight shower arm for back bathroom for rain shower head. That means we have to get main bath all finished.

Heating system working. Guy is coming Monday to do final stuff.

Bar across French door over future deck area so someone doesn’t fall out door. I have decided that we cannot build deck until after final City inspection for various reasons.

House nbrs have to be on for emergency services.

Appliances installed in kitchen.

EEverything ship shape and strapped under house

Insulation on hot water lines

Yikes, we better get moving!!

Oh, all lightinginstalled so they can checkCA energy requirements. And we have a lot of lights

Law of Projects - the first 90% of the work takes 90% of the time, and the last 10% of the work takes the other 90% of the time.

It sounds like you are almost at the point where you can make a punch list.

Things sound like they are coming together nicely! Good find on the 8" numbers. Hope you do get them quickly or you can do temporary stick-on house #s for inspection & then remove to put up the nicer ones?

Heck, I’ll just hang a piece of cardboard and write the address with a Sharpie if I have to

Paint the house number on the retaining wall…LOL
