I like the step lights with a switch. No to the chandelier. I still wish there would have been a way to keeps the stairs open, but that ship has sailed. :))

I agree that the step lights with switches at the top and bottom would be the best way to go. Although I suppose it might be more expensive to wire and install?

Tried to have a discussion with electrician today about wiring for step lights but he started having a meltdown. We are under the gun to have everything complete by Tuesday for the big inspection and he’s not close to being done. Not entirely his fault… framing wasn’t complete to set the outlet, switch and lighting boxes to run the wire.

His answer… bring me the light boxes first so we know how to cut holes. I don’t think this is something I can run off to Home Depot to get. The ones in the link are $110 each, need to find a cheaper version :slight_smile:

Well, today was another TV ready Flip This House drama.

Friday night… everyone is looking forward to the weekend off (although I have a small crew working on Saturday also) since we will have to work on Labor Day Monday to make our deadlines. All windows locked, all doors double checked. As I walk out with carpenter, he turns the lock on the door handle, closes the door and looks at me. I don’t have the key!!! Why did you close the door, I don’t see the key anywhere. Normally we just leave the front door key lying next to the lock box that is used by carpenter.

He goes… “Well, get the spare out of your purse”. Dang!!! first project ever that a spare to any door is not in my purse. We are standing there knowing that we made sure everything was really locked well because there are a lot of tools in there.

Had to drive over to my storage garage and luckily, just plain luckily, a giant extension ladder was there. All other ladders are locked in the project house right now - we are using a lot of ladders with 6 guys working strong and such high ceilings. Drag the ladder back over to project and the poor guy has to get that extension ladder up to the 2nd story from the parking patio down below. Then he has to dangerously climb over the deck railing and go through one of the sliding doors on the upper balcony deck. Pheww!! another crisis averted.

Needless to say, I went straight in and found a key that is going into my purse!!

And then the drywall guy calls and tells me that his key drywall hanger broke his knee (I hope not falling off scaffolding or something) and he cannot do my job. I am out on a limb now because we were supposed to start drywall this coming week.

Comparable Analysis

The inventory in Point Loma is down to only four homes that have 4 bedrooms for sale under $1 million. All of them are in original condition and I don’t think any of them have views. So, we are looking good if I could just get this project done and out to market !

The Newell flip comp just took themselves off market for one day and came back onto market (a ploy to look like a new listing - technically not allowed by Realtor rules) with reduced price of $1.09mil to $1.4 mil which is a very wide range - kind of weird.

i think that basement is going to be so great! keep up the good work. the end is almost in sight.

The light in post 2144 reminds me of an outdoor light at a crummy motel.

I’m not sure I would want or need dimming lights on the stairwell. Actually, I think I would not want that option there!

Dimmable lights is not necessary in the stairwell. Pretty sure someone is not going to try to make a romantic mood with dimmed lights in the stairwell :slight_smile: Or, if that is their fetish I don’t need to be paying extra in my budget to dim the stairwell !

I think the lights in 2148 are very contemporary and nice looking. However, I think they provide ambient lighting that goes outwards and not necessarily directed down to the stair steps. The lights in #2143 direct the light downwards and look better than the standard outdoor light fixture that is much cheaper.

So, this is what I am going to do, budget wise. I am going to put in a ceiling box for a chandelier that will hang down the upper wall of the staircase, but cap it off with a white cover. It will be wired to the same 3 way switch as the other stair lights, including the step lights. Buyers can install a hanging light if they would like in the future, in their own style. Then I will put in the medium priced $49 dollar #2143 step lights that provide safety lighting and a kind of ‘cool’ factor. This is good because then I can just direct the electrician to mount single gang blue boxes every 3rd step down. I read some reviews and, if mounted about 12" above step, the light doesn’t go out enough. If mounted about 24" above step, it lights right in the middle of the step and covers two or three steps.

I wonder if the ones in #2148 would be able to be mounted lower and provide enough light for two or three steps? I like the style better, but It’s hard to tell.

If you scroll down in the link at #2148 there is a photo that shows the lights mounted low and only on every-other step. Whether this would work in you situation, I don’t know!

I’m thinking of the lights as a design factor more than a functional issue, but if there’s no light at the top of the stairs maybe they need to provide complete and consistent illumination. Have you considered mounting a simple flush-mount light fixture at the chandelier box? Then buyers could switch it out for some bling if they so desired.

not that I’m biased [jke] but I think the lights in 2143 [the ones I found :wink: ] are going to provide more light where you need it- on the steps.

BYW- dont you think you should ask at least $1.05 mil, given that all the other sub-million $ homes on the market have not been remodeled??

I know CB mentioned before that she wants to set the price so that it will sell quickly. She needs to keep her holding costs down.

Interesting that the photo at the bottom of the Kichler lights shows the louvered cheap ones in the photo. I really like the flat lens ones. Either way, I am going to have the electrician set single gang blue boxes at horizontal every 3 steps and we can fit in any one of these choices in a couple of weeks after drywall is done.

There is a recessed LED at top of stairs (about 3rd step) and a recessed LED above landing. Those should provide enough light with the step lights. If they don’t, I’ll put a light fixture into the wired box that hits about halfway down the stairs.
