The backsplash is so pretty! Love it!!

The amount spent for the increase in square footage is well worth it! You are going from 1600 to 2400 sq ft, right? That’s a 50% increase! Plus, with the conversion of driveway to patio, you are getting an outdoor eating area which would be very important to me!

But, the good news is we are down to only 3 other homes on the market with 4 bedrooms, 3 baths (or anything above 3 bedrooms) that are priced under $1 million. Go market go!

That backsplash is gorgeous and the deck looks terrific. In addition to expanding the space you’re upgrading nearly everything about the house and making it like-new and visually stunning. I think this house is going to attract a lot of interest, and I wouldn’t be surprised if the sales price tops $1 million.

Coralbrook, I agree with everyone about how fantastic the glass backsplash looks! I cannot wait to see the kitchen all put together.

From your picture, the balcony railing does not look too dark. As a matter of fact, it looks like it ties in nicely with the existing gray of the stucco. Just curious, are you planning to repaint all the stucco or to touch up the repaired areas?

And, let me just say this: the price for the glass backsplash was an absolute bargain! We are doing various house projects right now and my sense is that you must have a very reasonably-priced crew and set of contractors!

We are going to paint the entire house. It would be impossible to perfectly match to existing color. It is going to be an ordeal to paint the house. Imagine trying to reach the top half of house from the steep driveway. We are trying to figure out all kinds of contraptions and scaffolding to get it done safely.

I’m going to go with the same darker tone for the body but add a lot more trim contrast. Thinking of a 3rd color for wood siding in front alcove and then, of course, a really fun door. But front door is glass and there’s not much door to pop color.

I’m going to paint up some swatches and ill make sure to load some pictures

Yes CB, I knew my suggested price wasn’t what the realtors had in mind, but it’s fun dreaming, isn’t it? I have to go back and see what you paid for this property, and what you were originally thinking of selling it for, but I recall a considerably lower number. So this project is on track to be a huge success.

I can’t wait to see the colors you use for the exterior.

What was the original purchase price?

Original target sale price before considering downstairs conversion to living space $850,000 to $875,000

Original remodel cost estimate $75,000 to $85,000

Obviously it started out as a labor of love, I did not anticipate a large profit because it is just so hard to buy anything in Point Loma neighborhood
