I just looked through all 4 bedroom homes sold in zip 92106 over last 6 months. Sold Price/SqFt ranged from $350 to $720. Good luck Zillow

Purple door? Go Dawgs! :wink: I vote for a blue door. Mr. hates any paint on doors, so soon I will have to suffer through the unpleasant process of stripping and re-varnishing our front door. I wish I could paint it!

I think that colors on the front door can be wonderful (see my own house) but need to be really basic colors. Sea blues, evergreens, certain reds. That’s about all that will appeal to enough people.

Well, two steps backward yesterday in our progress! Last week painting team scraped off all the loose and bubbling paint over the chalky stucco. We then painted on a stucco sealant over the chalky areas. Then primer. Then the dark paint. Unfortunately I was not happy with the results… looks like a bunch of peeling layers with paint sprayed over it. You just cannot hide the edges of the paint that have been peeled off and fixed. So, off to Home Depot and load huge bags of stucco final coat and magic glue stuff. Back to the drawing board, paint on the glue, wait for it to dry, and put on a whole new layer of stucco final coat. Wait for that to dry for 3 days and then sand/scrape the edges so it will blend in. Then a coat of primer and then, finally, some more paint. But probably will require two coats of paint around the bottom of the house. Sometimes I wish I could just walk by and go “Oh Well, hope the new buyers don’t notice”. I am known by all the crew as ‘Ms Picky’.

I think I like what you describe as the “warm pinky” trim. The grey is too bleak.

All kinds of exciting things going on this morning. New garage door and all of its puzzle pieces got delivered. It’s a flush design in a dark taupe color. I’ve seen some around the neighborhood and they look sharp. $600 instead of $2,500.

Tile guys are starting on downstairs bathroom. Going with a neutral off white 12x24 running vertical. Still haven’t decided on inset. Have some choices in the truck that I will hold up and check. There’s lots of natural light in the bathroom so I dont have to ho all light colors. I am so drawn to the arabesque mosaics, I might just do it for fun. But the one i like is creamy so it might just be too much of same color.

Drywall guys finishing up and I just had another concrete guy come over for an estimate.

Oh, and another dump load heading off as we speak. All the drywall mess has created 2 loads worth. I swear that there is at least $200 worth of materials in cut pieces

Using Arabesque tile for accent would be quite tricky, wouldn’t it, due to all the cut edges you’d end up with? I think this shape of tile is better for covering larger areas. Or maybe I’m thinking of a different product than the one you’re referring to.

Yes, it is tricky but we cut a sample piece and the edge came out clean. We might edge it with pencil tile

I see. Pencil tile would help. In general I prefer a look without cut tiles although to avoid them completely is virtually impossible! The accent tile you chose for the master bath is beautiful and would appeal to a wide range of people, I think.

I certainly sympathize with your non-stop disposal costs. We may be taking down a huge tree and the next door neighbor commented yesterday that he thought the tree guys would just take it away for free. I wish!

It’s easy to overlook or underestimate disposal and hauling costs related to home projects.

Well, finally got a reasonable estimate for concrete. Original estimate $4,300 so I have to lose sloped ramp from driveway and my tier planter walls.

$3,500 and I will get 5’ wide front walkway, strip of concrete for skinny sidewalk (replacing red brick) and the parking patio.

I am getting colored concrete, Davis color Outback. For patio it will be broom finish with 4’x4’ squares. For front he is using retardent to get a sand finish with aggregate showing.

Yep, but I have to stay away from the Arizona tans and the reds. Also trying to stay away from the multiple $$ones.

Maybe Pebble, mulling it over. But I have big tile decisions underway and tile guy is impatient

How noticeable will a color like that even be? Is it even worth the money?

About the concrete color, are you trying to match or coordinate? Are you trying to come close to the color of the driveway for the single-car garage?

From the little swatch that can be seen through a computer screen, it’s impossible for me to judge how everything will look together, in light of the choice of your stucco and wood trim color. And, as I’m sure you know, light conditions affect how it all looks.

When we were building our present house and we were choosing the concrete color and release, I made sure that the contractor gave me some sample slabs so that I could look at them in full sun. It was also far easier because I did not have to worry about how the choices would look with the house color.

The color will not be a large part of the front of the house - just the front walkway. I’m just trying to stay in the same color tones as the house - no reds, yellows, oranges, ‘buff’ tones. We walked around and looked at several sidewalks (plain concrete) and other things and the cost - according to the guy - was minimal to add some color into it so it wouldn’t look like a plain sidewalk. I’m more concerned that he didn’t get my emphasis on the finish I want - I want some of the pea gravel to be seen to make it look more contemporary. Evidently I am paying $150 extra to get some giant drum of ‘retardant’ that will let the stone show through. Who knows what is going to happen… Did I mention that I try to avoid concrete like the plague because of the cost ?? !!!

Here is my new decision (I have one of these every hour or so it seems… until I find out how much it is going to cost). I have decided to use some of the horizontal cedar slatting and apply into the alcove area. Similar to the Evergreen house entry. We’ll see how it looks with the ranch style house.
