I don’t have all the paperwork and it will not be all signed and sealed until about tomorrow afternoon, but I don’t think they are going to back out suddenly.
Meanwhile, all of a sudden the agent for original offer has been calling saying that his buyers are anxious to receive a counter offer. My agent shared with him that we are in verbal negotiations - another offer has come in. His buyers are calling anxiously from Hawaii (where they live now).

These buyers are going to use the house in the exact opposite way I had envisioned and designed for. Bringing this full circle back to College Confidential… they are in maybe mid 50s and recently, their son, his wife and 3 young kids have moved back in to their home. He got laid off and decided to go back to college. They are living at home to save money while he goes to college (not sure if it is undergraduate or graduate).
So, they want to put son/wife and 3 grand kids upstairs and they will live downstairs. No mention of building a full kitchen, they just want a coffee maker, refrigerator, etc. I made it very clear that the bathtub was downstairs, it might cause a problem. I had always envisioned the older couple enjoying single level living upstairs while the boomerang kid was downstairs
They have a large home in eastern part of County which they do not have to sell, cash appears to be from a recent inheritance.
We just cannot believe that the phone call came in right as my agent was preparing the pdf files to send my fully executed counter offer. I’m so grateful that she took the phone call
Yippee! So glad things worked out well! Depending on the ages of the grandkids, they may have “outgrown” tubs and the GPs may enjoy leisurely tub baths. They are plenty young enough to he able to handle the stairs.
Now the agent representing the original buyers is insisting that they are sending in a new offer tonight. I might be put in a very compromising situation after making a verbal agreement. My agent said to stay awake and watch my email. We will see
If the second offer materializes into a full-price, all-cash offer, accompanied by deposit money, by morning, you are well-served to take it. Those original folks sound like game players; I wouldn’t trust a full-price offer from them if it came with a two-week inspection contingency. The second buyer seems to appreciate the property a lot more and seems less likely to flake.
I will not accept their offer at this point. BUT, my agent says you never know… “They could come in much higher than asking price and you will have a hard decision to make.”
I do not believe that she shared the offer price from 2nd buyers. I usually will not allow her to do that without discussing strategy with me first. She did share to the agent that ‘Seller’ felt that we were too far apart and ‘Seller’ was meeting with the new buyers who were very excited about the property. The agent indicated that he had advised a higher offer but that buyers insisted on starting low.
Unless they come in WAY above your list, I’d definitely stick with buyer #2, who isn’t playing games. There is NOTHING that says you have to even consider offers from the original game players, buyer #1; they had their chance and wanted to haggle and make you dangle. Who needs that?
Original buyers have already sent in a ‘revised’ offer. It’s sitting in my email. This is all happening at 10:30 Sunday night. Just crazy!! Of course, it’s really 7:30pm in Hawaii.
HI is only 2 hours earlier than PST, so it’s 8:30pm here in HI. Nice to be wanted! It may be moot if the “revised offer” isn’t a TON better than Buyer #2, isn’t it?
