It would probably be wise to avoid putting the address of your next flip in here in plain text, where it can be found by a search.
This thread shows up on page 4 of a google search. How many people would look that deeply, or even think to google the address? Who knows. Perhaps the address could be message’d to interested parties, or some other means of encoding it could be used, like ROT13’ing it.
“You are making me nervous thinking that any potential buyer or agent would read through the whole thread!! Yikes, may have to double think my promise to the CC gang that I would be absolutely truthful about everything that goes wrong during a flip”
I completely agree!
I doubt anyone is looking through 4 pages of google search, although it might be best not to list the address of the next flip.
I think the first buyers could have been a real headache in the long run. Too many inconsistencies in their original offer and too many games to play. Better to take the firm, we love the house offer.
If this is true about negotiations on high end homes, wouldn’t your agent have known the “secret code”? I’m still going with my theory that they thought you were desperate and wanted to take advantage of that.
I’m thrilled they were outbid. I just wish there hadn’t been the political fallout for your agent.
Cb wisely hasn’t told us the terms of the offer yet, but if there is an inspection contingency there’s a theoretical possibility that the buyers could back out. It doesn’t sound at all likely that these buyers would back out, but the possibility that they could is why it makes sense for CB not to tell us the details of the offers until the deal closes. At that point I hope she shares all the details since I’m dying to know!
The son agent most definitely was being advised by his mother, in my opinion. He made a strategic mistake with that low ball offer. And that his clients suddenly have a LOT more money is beyond annoying.
I say…keep them in your back pocket just in case…but these second folks want this house. They aren’t jerking you around.
BTW, when you start on your next project, you can just put the address in segments in different posts so it doesn’t show up in one search. Kinda like when info was sent in segments in separate emails.
Hoping CB is enjoying that bottle of champagne (though maybe is waiting til the final closing!)
I wonder if mommy agent already has a bad rep in her area for jerking sellers around and perhaps the fallout for your agent may not be what she fears. Since the area is in some ways a small community, what goes around, comes around.
I agree I’d be cautious about how you reveal the specific address of your next project. You don’t really need to tell us the address or PM can work nicely, as it did for Romani’s wedding photos & the shopping expedition of one of the folks on CC. Marilyn knows the area the best of us, as she lives there. I mainly only know the tourist areas of San Diego, as I expect many of us do.
Great news. I don’t think your agent has to worry about the other agent or ‘blame’ the seller. You both acted with integrity and will have a better reputation in the RE community because of it. I also don’t see what the problem is with the seller reading this thread. All problems were corrected, everything permitted etc, nothing to hide.
I’d be concerned mostly with posting too much info during the time the house is on the market, like posting too much info about anxiety over upcoming hard-money loans or thoughts about future price drops. That’s the kind of info that is extremely valuable to someone negotiating on the other side. I could easily see a lurker casually saying to a friend who is in the market for a house in SD: “Have you seen that fabulous new flip? Sounds like the seller is getting nervous and would probably accept a low-ball offer.” CB is generally pretty good about not posting too much of that kind of stuff.
The details of the construction process could actually generate interest. Im convinced that a CC reader will buy a CB flip one of these days.
