Mostly I lurk here because no one would ever ask or accept my input on home design and decor. CB and all her CC helpers teach me a tremendous amount here. That said, these threads bring me so much joy when the good guy(gal) triumphs in the end with a profitable offer on a job well done. If a novel had an ending this satisfying I’d think the author was just pandering to the readers. Having the struggles and decisions along the way unfold in real time, and end up with another success just brings me joy every time.

A lower price and from people who weren’t showing cb some love. It’s not all about the money, it’s nice to know the fruits of your labors wind up in the hands of people who are appreciative of the results and the work that went into it.
Coralbrook, you may have left money on the table, but on the other hand think about the houses you were able to get–like the hoarder house–because you are the ethical and genuine person that you are. What goes around, comes around.
And personally, I have no doubt that dealing with sonny boy and his clients would have been a nightmare, and that they would have nickel and dimed you out of as much of that $$ as they could.
Yes, the sonny agent sounds like he would drag his tiger momma agent into every little issue. Hoping for the funds transfer to go smoothly! :)>-
In the long run, I’m not sure you left much $$ on the table. They sound like the type who would have wanted a bunch of discounts for one thing and another. And the extra time to close the deal while all that negotiating was going on would have cost you money.

^^ Same here - my taste is in my mouth, but I love this thread. Happy for you that this worked out, CB! There is only one thing about your story that is bugging me - it sounds to me like if you had made a counter offer to buyer #1, it was going to be your last, best offer. I would have hoped that you would have come down in price only a little and allowed more for the possibility of negotiating a price that was better than “barely acceptable” – unless that is what you were actually planning to do without admitting it publicly!
Thanks for clarifying. I read it quickly (about the “sad ending”) and was not sure what that meant. Even if the house had gone to the lowballers, hopefully selling the house isn’t sad. But its fabulous that the new owners will love it as much as you do, and will appreciate the blood, sweat and tears you put into the house.
@coralbrook: Did the money make it into escrow?
I am curious. You got lots of calls as soon as it went ‘pending’. Is that common? Is it why some people say ‘pending’ for a week and then take the pending away and make the listing active again? Part of the game?
The “pending” can go away because deals often fall apart - appraisals don’t come in high enough, an inspection turns up problems and the buyer walks, the buyer can’t get funding, the buyer finds something else they like better and pull out, or even just buyer’s remorse.
However by MLS rules IIRC, properties aren’t supposed to go pending until the P+S has been signed and the inspections are all done, etc, i.e. at that point the buyer is committed. I don’t doubt there are agents who abuse this for whatever reason, maybe because it does bring people off the sidelines.
The deposit monies were wired into escrow by 11am this morning. That is a really good sign, they didn’t try to nickel/dime by driving a personal check around (which is what I would have done!). They went straight into the bank this morning as soon as it opened and paid for a wire straight into escrow.
In our region, a property can go Pending when both parties have executed the contract. The standard time period for a Physical Inspection Contingency is 17 days, but the property goes pending the minute a contract is signed. There is another word that can be posted onto the property ‘Contingent’ that came about when the seller and buyer have executed but it is a Short Sale that is contingent on bank approval (and boy, they can stay in contingent status for many many months). Some agents also use ‘Contingent’ when the seller has accepted an offer from a buyer, but that offer is ‘contingent’ on buyer sale of their home. They are usually given a tight time period to sell their house before the property comes back out on the market.
I do think that when a property goes ‘Pending’, any buyer that was on the fence starts kicking themselves because they realize it might have been ‘the one’.
We had a severe windstorm here Sunday evening. I did not have a chance to go to the property on Monday and check for damage. I went this morning and was relieved to see that all our gates, fences, windows and doors were OK and our new drainage systems worked really good. Several homes in the neighborhood had blown out fences, etc. But the patio furniture had blown all over the place, some of the cushions had blown down the slope and the front yard needed watering (I still cannot figure out why the automatic irrigation is not working… need to re program that)
I didn’t have enough time to take care of everything. So, I asked my lead and laborer if they could stop by after their work at another project and water front yard and clean up the patio furniture. I got a call from them… “Do you know there is a party at your house?”. The buyers had asked to bring their other son and kids over at 4:30pm today. Evidently the entire extended family is there, celebrating with champagne and enjoying the sunset. My agent was really worried because there was ‘alcohol’ and liability issues, I say “How cool is that? They’re super excited”
The front yard needed watering after all that rain?! And how did the buyers get into the house, or are they only on the patio at the foot of the driveway? But they really really REALLY must love the house!
I believe that their agent accompanied them for this ‘showing’. He notified my agent this morning that they wanted to view the house with their other son at 4:30
It is a mystery to me how the front yard looked so ‘dry’. Maybe the rain/wind were coming off the ocean and the house blocked some of the rain

I’m really happy the like the house this much…and their money was wired into the account…
But gotta say…I think it’s gutsy to have a party at a house that you don’t yet own!
