Property #18 - OFFER ACCEPTED!
The Seller accepted my low offer for the Point Loma house. Yikes!!! now I have to make the numbers work. Scrambling today because it is another 4 day escrow. My offer was accepted over the higher offer, probably because the listing agent threw in some commission to make it work.

Woohoo!! So is the next thread going to be Flip this House #4…the 18th house?

I am amazed how many of those pictures have an apparently functioning toilet in the middle of the kitchen. Are these illegal apartments? Are these studio apartments where no one else is ever expected to be in there? Are there places where there is such a housing shortage people will rent or buy anything? Doesn’t this violate health codes? I’m thinking of the studies that show how much fecal bacteria winds up on a toothbrush on the other side of the bathroom from the toilet… and it’s in a kitchen??? Ick.

I can’t really blame the agent for taking these pictures, they are just showing the place as it is. When listings don’t show pictures of the kitchens or bathrooms it is suspicious and usually means they are a disaster… the agent is stuck between a rock and a hard place in this case.

I think my favorite was the bathroom with two toilets, two sinks, and a bidet. The caption said something about that feeling when you enter the bathroom and literally do not know where to start. I was howling. =))

Its common that a bathroom has his and her toilet so no conflicts. I was wondering why they don’t have two bidets.

Who wants to sit there knee-to-knee with your significant other while – ummmmm – you know.

You’d have to see the pictures. One set was adult-sized, one child-sized, plus the bidet. There was virtually no room to sidle around them.

Congratulations, cb! How exciting for all of us who have been awaiting the next season of our favorite on-line reality show since you sold the last house. May all of the numbers come in lower than you anticipate, except for the sale price when you sell it!

I promise that I have no plans to put in a double toilet, toilet in the kitchen or toilet in the middle of a basement for this project :slight_smile:

This property is #18 in my search that started about April 14. So it took about 7 weeks to find a new project. I actually looked at a lot of homes, but only made offers or serious inquiries on about 18. That averages about 2.5 a week. My ‘at bat’ should have been a higher rate, but I got kind of lazy and only spent time and effort on ones I thought I had a decent shot at. I have a 5 business day escrow, so it is important to remember that it took 2 months to get started on another project. Downtime without making any money, although it is all part of the process. A lot of my competitors can buy multiple properties and have a more efficient pipeline.

By coincidence, this is #18 of my personal flip history, not including the two renovations I did where I did not own the house.

Point Loma Empty Nest House

Finally! I think I have the perfect house for Empty Nester or Retiring couple. I wanted to try to find something for that market because I have been contacted by several couples that are looking to move into Point Loma - hello Marilyn!
And remember the other couple that went through the Hoarder House project and then tracked me down and wanted to come over and talk to me. I’m hoping that I can get a lot of input from some of this target market to help with the design of this house.

House has 1/4 acre, but most of the land is a steep slope down to the next street. Original house was very small 2 bedroom 1 bath. There was a permitted addition in 1970 that added a large living room and master suite. It is now a 3 bedroom / 2 bath house at 1,700 sf. The house is single level from the street, but part of the 1970 addition was building a huge garage under the addition. It is accessed by the scariest steep driveway on the side of the house.

I will reveal exact location and price after we close escrow next week.

The sale had an interesting history. It was listed high and they got a buyer right away. Turns out the buyer had bad credit and a foreclosure on their record. His wife worked for a lender. They ‘faked’ a pre-approval letter and then kept stalling because they couldn’t get a loan. So, it fell out of escrow after 30 days and buyers got their deposit back because they had not released the loan contingency. Then it was listed for $50k lower and another investor put in an offer, but then never even followed through with putting a deposit into escrow. It was an out of town investor I think.

I saw it come back onto market and researched that the prior owner had passed and an heir was selling it. I could also see that it was leased. Listing agent said the Seller wanted out of the house, there was no money owed on it, he was tired of being a landlord and was very frustrated with the prior bad escrows. I went over and met with the Listing Agent and then did a thorough inspection of the house. My offer had no contingencies, As Is, all cash, close in 5 days.

Seller countered back with a higher price, but I stuck to my original offer (and started having doubts whether it was a big mistake when I couldn’t find any comps to support my future value). While we were doing our inspections at the house Monday night another agent came through with an investor. A new offer came to Seller for about $23k more than my offer but it had an inspection contingency. Listing agent tried to get me to raise my offer, but I said I could just not raise. I warned him that the other investor may play the inspection issue game, asking for credits after all the inspections. I went back in with my original offer, adding some small credits I wanted from the Seller.

Lo and behold I got a call this morning that they convinced the Seller to take my offer because it was clean, done, no hassles, close in 5 days. It worked!!

As I said earlier… there are no comparable sales that are similar size and shape that I can find that will support the value I need to sell at. This one is a huge huge risk and I am going with my gut that the sweeping views will command a good sale price. There is nothing on paper that supports the value I want to get for the house.

This is going to be an adventure.

My daughter and her husband just had t.heir offer accepted on their first house so I sent the link with the love toilet to her Facebook with “for your new house”.

Congrats! Sounds like a good one! If you turned the garage into habitable space, would those new rooms have views? That would be fantastic, to be able to further capitalize on the views.

I think you said that the street-level garage is only a single-car garage. Do you know if the codes would prohibit you from converting a garage into habitable space when doing so would leave you with only one covered parking spot?

OMG those terrible real estate photos with captions are hysterical!! I havent made it past the first 6 pgs because I cant stop laughing. The one with the multiple toilets and bidets has tilework that looks like a mondrian print!

Yes, one of my first tasks is to get down to the City and find out if there are going to be issues removing a 2 car garage and the house goes down to only one car garage. If I am in the ‘Coastal Zone’ I will not be allowed to reduce off street parking. I have never found a way to determine if a property is in the Coastal Zone.

But the last time I went into the City to try to ask questions they just kept repeating… bring your plans in and we will give you a review. Why would I waste time paying for plans if it’s not allowed? It’s like a chicken and egg thing - for heavens sake!
