I am picking up the keys at 4:30 today and I will try to take some pictures. Starting demolition at 8am tomorrow morning. I have decided that we cannot get a dumpster out onto the street without a lot of permits and ridiculous requirements (permanent affixed flashing lights, etc.) so we are just going to do a million pickup truck runs to the dump! One of the requirements is that the street has to be minimum 36’ wide to get the permit and I think our street is only 32’ wide - based on my scientific measuring of pacing it off

Pretty cool house! I think you can turn this into a real gem. The view is fabulous.
The main issue with this house is going to be a bank appraiser. If an appraiser pulls ‘like homes’ in the immediate easterly or southerly neighborhood they will get a base value of only about $750k to $775k. But once again, I know that full views have a value of minimum $50k to a buyer and full remodel has a value of $50k to $75k to a buyer. But appraisers don’t give that value in their appraisals.
I know I can sell pretty high, but I’m not sure whether the buyer can get a loan that high based on an appraisal. So, hoping for a buyer with a large down payment that knows the values of unobstructed views and brand new remodel.
BTW, the listing agent and his brother have already told me that they want to bring their buyers over during the remodel to try to sell the house. They have a lot of buyers they represent that don’t want to have to do any work. But, I’ve heard all that before we will see

On the appraisal, why wouldn’t the last house provide a good comp for a higher value on this one? The new house is bigger, right? And has comparable views? Didn’t the last appraisal come in over value? What is driving difference in values?

The landscaping in back of the house to the left (looking from the street) looks amazing on the sat photos. I’m guessing there is no payback at all to landscaping the back.
And what is up with that slat fence/screen/thing in the front of the house? Weird!

I totally agree this one looks like it will be great. I can see that new garage door/modern style fitting very well there.
The house on the left has spent quite a lot of time and money terracing all the way down their slope with all kinds of ornaments and stuff. Terracing the entire slope is not in the budget. We will be clearing weeds, laying mulch and trimming trees. The trees showing in the photos do not impact the views from the house
There is a small 3-4’ wide deck that runs along the back of the house
The prior owner was elderly. Her son (for reasons unknown) built the entire slat structure thing with locked gate across the front of his Mom’s house. I’m guessing it was for security reasons. It will be torn down and hauled away
Around here (AZ) sometimes something like that is meant to provide shade when the sun hits a specific angle.

The Hoarder House remodel that squeaked by with the good bank appraisal is technically in the next zip code. The zip code changes at about Catalina Blvd which runs along the top of the peninsula. The 92106 zip code is more desireable, but there are pockets close by that have older small homes in original condition that sell at lower prices. Very few view homes in the immediately vicinity to use as comparables.
The front of the house is facing easterly and would not get a lot of sun and the structure makes the front half of the house way too dark. The side that needs shade is the westerly side over the slope.
There will be a lot of discussion with my contractor friends this week on whether we can possibly build a nice wide deck out front for some living space. I want to be able to at least get a dining table and chairs out there. No other outdoor living space available although I might be doing something creative with the flat part at the bottom of the steep driveway on the side of the house.
Can you bump out part of the deck in the back to create a 10’x10’ or so area where you could put some furniture or a table?

Cb, if I were buying this house, I would put in a Nanawall! Too pricey for a flip, unfortunately.
Yes, I can bump a portion of the deck but it will be expensive since we will have to pour footings and do a lot of engineering. It’s about 20 feet down to the dirt level. Right now there are long beams coming out of the house for a cantilever deck that does not have any support posts going into the ground. I can see a permit in my future for that kind of work !
How much of the back foundation is exposed, and what kind of foundation is it? Can you run supports from near the edge of the deck diagonally down and attach them to the foundation, or footings near the foundation?
