Ahhhh… A Nanawall would be so perfect where the two sliders to the “deck” are!
Indeed, that would be a lovely addition and emphasize the gorgeous view. I don’t know about the cost and whether structurally it would be strong enough to support a folding or sliding glass door system running the entire length of the view.
The sound issues may limit the practicality of a Nanawall as well; remember the airport replaced the windows with triple pane glass. And the balcony may be a little shallow to justify them . But I agree they’d look gorgeous!
Ah yes, the sound issues. That would definitely be one more consideration in figuring out what modifications work and how much they would cost. I’m very excited to see what CB will do with these lovely views!
NanaWalls are bomb-proof! When we stayed at Honua Kai in Maui, our neighbors above were sooooo into rap music… We like to sleep with the balcony open and the ceiling fan going instead of the wicked AC, but we had to close the NanaWall. As soon as we did, there was zero noise! I was sold on it right away. That thing is solid.
But it is not a good option for a flip. According to my poking on the web, it costs anywhere from $500-$1500/linear foot to install. Yikes, pricey!

Yes, a Nana Wall or really nice accordion style doors would be perfect. The deck is not very large and I believe that there is one structural post that needs to stay. Maybe I could do two smaller accordions, just to give the look
Garage below house is standard size two car garage and actually has very high ceilings and an extra high garage door - which doesn’t make any sense because who, in their right mind, would drive a large tall vehicle down there???
There is an area where a staircase could be built down to the garage area but it doesn’t show well on my amateur plan. However, the stairs are not going down just 8-10’, there’s about a 16’ drop to garage floor which is going to require a really long staircase
cb, the space in that downstairs garage is huge. Couldn’t you have a staircase built that has a landing and a 45-degree turn mid-way?

Or could you just have only an outside entrance to the downstairs, especially if it were a separate living quarters? In that climate, I would think it wouldn’t be a big deal. If someone wanted to have a sort of tenant who provided house sitting when they travelled or some help with things like cleaning, driving, grocery shopping, it could work out well. Or it could be guest quarters when the grandchildren visit. Because if the owner couldn’t do steps, they couldn’t get down there via an inside staircase anyway. That would also make it easier to use the smaller BR upstairs as a study, and the second bath as a combo powder room/bath.
I would be inclined to use some of the blank end of the space as a storage room.
Consolation, an ADU might need a separate bath and a kitchenette in addition to separate entrance. There might be some other headaches involved. Some munis don’t allow ADUs at all…

An elevator would probably cost around $30K.
If not more than that, Consolation! I like the nanny quarters idea. Attached ADUs are extremely popular here in my neck of the woods.
Elevators are a LOT of maintenance as well as high initial cost. Most homeowners would pause at having one they are to be responsible for, imho.
Could you put a dumpster in the garage during demolition and avoid all the separate trips to the dump, coralbrook?
