You can’t find the same “bargain” in the Better locations in the Bay Area, in Palo Alto it will sell for 5 million.

There are now four other offers submitted for Property #6 and I just had a long discussion with the Listing Agent. I just sent in a revised offer that has every possible term that is appealing to the Seller and a higher purchase price - another close in 5 days whirlwind if I get it. She is expecting 2 more offers this evening or tomorrow, per agents that have called her. Offers will be presented to the Seller on Saturday morning.

Fingers crossed at this point!! But I’m pretty sure I will get blown out of the water and need to keep looking

@Artlover, came back from visiting friends who moved to outer Richmond. The house up the block was listed for $779,000 as a contractors special. It sold in 2 days for over 1million.

Yes, ECmother, the listing prices in CA seem to have nothing to do with the selling price. This was discussed in the real estate thread. It’s nuts out there!

@ECmotherx2 You are absolutely correct! In todays market, that is the norm, but when I bought my house back in 2010 when the price was depressed, I was able to buy a non-contractor’s special for less than list price, even though there was 16 bidders.

What “outer Richmond” you are talking about? The district in City of San Francisco or The Richmond City? Can’t imagine The Richmond has a house priced like that, Point Richmond? Maybe.

The district in the city of San Francisco. It is about 3 or 4 blocks east of the ocean and Sutro park. It seems like an very nice neighborhood.

Yes, we walk the “lands end” and eat in the Cliff House all the time. That is nice area and deserves the price.

I have added a cover letter to my offer explaining that I live in the neighborhood and I"m not a big company. However, I am being very non-committal about whether I am buying it for renovation or buying it as an owner occupant. When I first arrived to view the house I introduced myself to the Listing Agent and asked her to represent me as buying agent. She told me all about how there was another offer coming in from a ‘flipper’. I figured maybe it was not a great idea to say “Oh, I’m a flipper too!!”, so I have been very neutral and careful with what I say to her. Not lying, but not putting it out there.

The Mid Century Modern house #4 went Pending yesterday, but I have no idea what the final offer among the multiple offers was. I’ll keep watching it and let you all know who ended up buying it and for what price. I thought that it was odd it took so long to go into contract because the offers were presented last weekend. I’m guessing they played the ‘counter offer, highest and best’ game. They probably came back to the top 3 or 4 offers on Monday and tried to get them to play against each other for even higher offers.

Well, the Listing Agent has informed me that we are up to 7 offers on Property #6. Offers being presented to Seller Saturday so I should know soon whether I was blown out of the water. Nothing new coming up to go out and kick the tires

Offers normally show up at the last hour. I made a 550,000 offer 1 hour before deadline and I was the highest. The house sold for 670,000 and it was a house that needs full restoration top to bottom.

My offer did not get accepted for Property #6. I don’t know the details yet, but I have been offered a contractual backup offer position. The accepted buyers have to get a loan and go through appraisal and they have 15 days. So, if that falls out I could still get the house.

Meanwhile, I am going out to look at #7 and #8 tomorrow. Offers have to be in for #8 by Sunday afternoon so I’ll have to drag my carpenter out for an inspection.
