Weighing in on the sink issue. I have a good sized kitchen with a large island. I always found island prep sinks to be useless. I put a full size single bowl in my island. I have a double sink in the traditional sink spot below a window. Both bowls are a good size. We thought we would use the double sink but we find that for most dish washing we use our dishwasher and the island sink. We just lay the dishes on the counter. The double sink gets used if I want to soak things.
I like having a reverse osmosis faucet in my sink.
Yikes!!! Just called the Eto garage door company to get an estimate on single car garage door with hardware - no installation, no garage door opener, not including shipping… $2,059!!! As compared to regular door about $500. Oh boy… here we go… spending too much money

It seems like when I redid my rental kitchen consumer reports had done a very flattering review of Ikea cabs. But some folks don’t like CR.
good grief! that is way too much to pay for an unnecessary feature in a fixer upper.
the new owners can go to that expense if they like.
on another subject- are you going to make it easy to add solar panels ?If I were moving to SD that is one feature I would want to have added.

I think it depends on what cb hopes to sell the house for. A feature like that can really make for the wow factor when buyers drive up to the house.

The one negative comment I have is anyone can easily see if a car is or is NOT in the garage, and therefore if anyone is at home- doesnt strike me as a good safety feature , particularly for older buyers.

After menloparkmom’s comment, I have to chime in and say as a potential buyer, I wouldn’t like that garage door. I didn’t like it before I knew about the security issues. CB, you know your area and clientele, so you make the decision based on that.
Yikes, if the door is really see through, it is not such a great feature… Wow factor is one thing… when the buyers have to make an offer on the spot, but if the buyers get to “sleep on” making the decision about putting an offer, they will be nitpicking every little thing, and the door will be scrutinized as well.
The glass is not see through, it will be frosted or laminate. There is a similar garage door on a house two doors to the left and I cannot see anything inside that garage. However, if a light is on inside it might show shadows and/or maybe the outline of a car. But… if no one is home why would there be a light on inside the garage?
I wasn’t worried so much about being able to see into the garage. It’s more that all you have to do is break one glass panel, and now you are inside.

the ones in my neighbor hood are frosted and one can see if a car is in the garage or not, even with no light on. I walk by one home with a frosted door every day and know when my friend is home.

If there is one 2 doors down then is it really worth the extra money? I mean it’s not unique for the street.
I’m assuming there would be more of a wow factor for the garage door at night than during the day due to the lighting. Do you expect more showings to take place at night or during daylight hours? Something to consider when determining return on investment.
I support your idea of getting a wow factor garage door since it faces front and takes up a major percentage of the front of the house, but there are probably better garage doors available that don’t cost as much as this one.
Cb, there was a dude at our local Costco the other day pitching their garage door replacement services. Maybe worth checking their pricing…
There are some cool looking contemporary garage doors with small glass windows stacked vertically on one side instead of at the top:
Coralbrook, not sure about the pricing of these Clopay garage doors, but this one offers varying degrees of opacity for the glass in the lights or an aluminum insert.

I am allowed to convert garage and basement space to liveable area, as long as I retain one parking space on the property in order to have two off street parking. So, after analysis, the bottom of the side driveway qualified.
So, i will be searching for draftsman now to do official plans for interior staircase, guest suite and big family room. There is 800sf (per official records) down there. We will go from a 1700sf 3/2 to a 2500sf 4/3!
Of course this will change budget estimate and schedule :). BUT it had better chance future sale price!
