Is there a particular type of music or artists that dominate the vinyl collection? I may know someone in your area that would be interested.
Jazz greats from (50s maybe) and 60s such as Ella Fitzgerald, Duke Ellington, Pearl Bailey, and Peggy Lee (not sure if she is jazz, but that seems to be the one album the collectors want). A couple of old Frank Sinatra. Some big band albums. And, a strange collection of Hammond Organ music.
Just put in an offer for Property #7. The listing agent said they accepted a full price offer, but it is contingent on an appraisal and he thinks the appraisal will not come in at the full price. So, we talked and he said they might accept my All Cash Offer at my price if the escrow falls out. Appraiser is coming today so we will know soon.
I submitted a written offer so that he would have it in his hand. Once again, I am sitting at Runner Up!

CB - will keep my fingers crossed for the UC property. I have friend’s that had a tiny 3/2 in UC who remodeled two years ago and built a second story on. It is a gorgeous place now!
I have not put in a written offer on the UC property because it is on a canyon hanging over the big high school. There is a lot of construction going on at the high school and the noise is carrying up to the house. Not to mention that the large football field is right below the house. I can just imagine Friday Nights… but in reality that would only be 7 or 8 nights a year. Right now it is listed way too high and they would have to get realistic about the true market value of the home.
Covered car port is not enclosed garage, cost of enclosing maybe substantial. You may have to file variance to the planning board if the lot orientation is not meeting the current zoning standard. In addition, you may run in to problems with the building department as well. When you try to enclose a car port, you may have to tear it down and rebuild, including the foundation.
I was told my attached patio cover is in violation. I tried to correct it so I can keep the cover but found I was also in violation of the zoning and need to spend several months to apply for a variance as well as adhere to current building standard. So, instead, I teared it down. The permit alone to tear down was over hundred dollars.
For Property #5 with the carport, I’m pretty sure that there was plenty of room on the lot to put a full garage per zoning, etc. However, the first buyer backed out of the transaction because the foundation was not heavy enough to support a fully framed garage, so I know that it would be expensive to put a full garage in place of the carport, including permits.

Drove a small home on a long skinny lot that has incredible views over Mission Bay, located in Bay Park. This just went on the market and I think they are asking too much money. Listing said it was occupied with Tenant and no showings until Sunday Open House and then they will be reviewing offers very quickly on Tuesday. There were 3 small dumpsters in front of the house full of trashed out junk (well, at least I don’t have to do it). Below average condition but not truly horrible like most of the houses I look at. Neighborhood has expensive homes, but it also has small original homes, especially directly surrounding this one.
It’s located on a steep street although the lot itself is level. But, the boundaries of this lot are just cut out of the earth without any retaining wall. My feeling is that someone would have to add a lot of decks and windows to take advantage of the views. But, I think the deal breaker is that, if the house just below goes up two stories, a big part of the view could be obstructed.

This is a short sale just listed in a slightly upper scale part of Clairemont (I personally don’t look at many houses here). The listing agent was there when I went to view it so I walked around and he kept saying “All it needs is some new paint and flooring”. Uhhhh, I don’t think so. It has plenty of bedrooms and a small lot. The owners have not even filed their Short Sale documentation yet. He thinks it will take 30-90 days for approval. Since the owners have a jumbo loan that needs short sale approval, I think it could take 4 months. Lots of other investors were crawling over the house because it is listed with a low asking price.
I have decided that I cannot make a commitment that would hold me hostage for up to 4 months waiting to see if the bank will even agree on the short sale price. Normally they come back with a higher demand after months of waiting.

Cb, I would get that house for the views!!! I wonder if there are any covenants re: view protection.
No covenants protecting views. San Diego City allows up to 30 ft height in building from lowest point of lot. I’ll go into that property when they have the Open House on Sunday and see if I can make it something nicer than it is. Right now I don’t think the size/shape will command a really high price in the future, but I could be wrong.
Well, I’ll agree that the current view for #8 is magnificant, but you are correct that if a neighbor obstructs that view, it will be much less impressive. Does look there is a considerable level part on the lot, according to the photos.
I saw the house on Baker and thought of you immediately.
Love the views on Baker. The house looks like a tear-down. Have you ever considered building a place from the ground up?
The really weird thing to me about the Baker house is that half the lot is covered in concrete, going back to that ugly shed. I figured that that was the original driveway, and that someone built on the garage up at the front?
The lot is so barren…plenty of room to add on room(s) with a view going back, but definitely a large undertaking that would require a MUCH lower sales price, I’d bet.
I’d love to live on Baker Street. Can that house number be changed to 221B?
