Probably not in the budget, but have you considered doing an open-backed staircase? These can look really cool and add a real contemporary flair. If you google-image “open backed stairs” there are a lot of really cool designs:

It would mess up plans for under-stair storage though.

As someone who hopes for grand babies one day, open back stairs would be a no-go in a retirement home. I love the look but it just seems unsafe with little kids.

^^Its very easy to put a gate at the top of the stairs.

I will check into the cost but the first 4 ft or so would have to have a back because its traveling down about 3-4 ft of dropped ceiling with sewer lines, electrical, etc.

Wow, went over to project tonight to see what fireworks were watchable from project house. First, absolutely no lights working so had to use cell phone llight just to open lockbox and then stumble around over power tools and crap everywhere. Need to get a couple of lights working!

We used to stay at a beach house with an open back staircase. Even though I was a young and agile adult at the time, that staircase always made me nervous. I felt like I needed to be really careful not to misstep. Although I like the look, this type of staircase would be a minus rather than a plus for me.

Yes, Sea World fireworks run all summer - we discovered we can mostly see them from our back yard (actually from the RV pad and alley). They do get old fast, however, lots of booms and not much variety on a normal night. They also have searchlights just before and after the fireworks. I’m sure it’s more exciting from cb’s flip than our alley. We don’t have a view (well, we have a view of our pool and palm trees et al) so I discovered a “secret” spot about half a mile away just over the rise and we drove there 15 minutes before the Big Bay Boom. A few dozen other people showed up (viewers were all over the streets in this neighborhood) and we could see the entire city and bay and all four barges, and several other communities in the background - Imperial Beach and Chula Vista, most likely. DH said it was like getting an aerial view.

Haa, lucky you didn’t move here two years ago. Thousands line San Diego Bay for three barges of synchronized fireworks set to music. Two yrs ago there was some kind of snafu where entire barges went offat once and done in 30 seconds. It was a big mess. I think firework company had to refund the City

Home Depot run this morning for some emergency roof stuff. I arrived about 11 am and small parts of roof paper still not torn off. I feel so bad for the guys and there is no way the roof is going to get done today.

Not too noisy at this point, nothing for the neighbors to complain about until the nail guns start.

Roofing update - when I left at 2pm the roof had all of the GAF protection paper laid down and the metal drip edges were installed.

Back again at 4pm and the whole front of the house had all the shingles on it. They were busy on the back of the house torching new roof onto the flat part. Installed a Solar Tube in the small hallway bath to bring in some natural light and we’ve got all the venting complete through the roof, including big vent for the stove. Discovered that the bath fan in the small hall bath was venting to nowhere - just blowing in to the attic. So opened a hole and placed a T top for new vent.

And then, of course, they ran out of propane about 3/4 done on the flat roof torching!! Off to the gas station to get a new heavy can of propane.

I had a little thought on your downstairs bathroom. The placement of the door from inside the bedroom into the bathroom breaks up that bedroom wall in a way that makes it not very useful. If you moved the pocket door down closer to the closet that wall could be used to mount a tv or to have a bookcase or dresser. Not a biggie but I thought I’d mention it for what it is worth.

edited to add: actually, if you flipped the swing of the door into the bedroom so it swings against the closet, you could put the pocket door to the bathroom pretty far toward the closet, giving you almost an additional full wall in bedroom. Makes it easier to use as an office, in addition to giving the resident more bedroom layout options.

Very good idea. I think I can move the doorways wherever I want and change the swing of the doors however we want - without having to change plans. It’s always nice to be able to enter a bathroom and not be staring straight at the toilet :slight_smile: Also, I think I will just make the entry from family room a regular swinging door, there should be plenty of room in the linen closet area

I’m crossing my fingers that I get the really nice City Inspector. I’m tempted to call the City and ask who inspects this area - I’m pretty sure it’s the same guy.

coralbook; you’re helping the economy. from your house flip #3 you inspired me to install tile in 3 bathrooms and change out countertops and faucets and light fixtures – all from those pesky ads after clicking all on the links. (it all looks great.) Today, we bought a new fridge. Thanks, i guess!

regarding flooring: in our area, carpet trumps laminate. we love our cozy basement with great carpet and a cushy pad. the kids play on it and lay on it, sleep on it, tumble and dance on it and dont mind sitting on the floor to watch movies. just my 2-cents.

Coralbrook, I hope you (and your buyers) love that Solar Tube as much as we do. It makes an amazing difference in a windowless bathroom. Also, bless you for property venting that bathroom exhaust fan. Your future homeowners will appreciate it. I’ve had home inspectors (city/county and the private ones I hired) miss the fact that bathroom exhaust vents in two different houses were not correctly vented to the outside. Fortunately, they were both new houses and I caught the error before mold had a chance to grow in the attics.

I am anti-carpet due to allergies and the recollection of the mess that had collected beneath a five year old bedroom carpet, despite frequent vacuuming, when it was replaced with engineered hardwood. I’d rather have any other flooring and then use area rugs that can be sent out for cleaning or replaced easily.

Just be sure you don’t have doors banging into each other, or that you have to have one door closed in order to open the other. That can get old really fast.

If I change the swing of the bedroom entry door so it goes against the closet, I can move the pocket door down to the end of the wall in the bedroom entry area. Then door could be open and someone can still get into the bathroom

I also changed the bath entry door from family room to a regular 30" swinging door opening against the wall
