My favorite of the ones that Marilyn posted is actually the wood one, last link. I like the coloring and style.
But, I think it would be really nice if I could get 24" deep cabinets in there = more counter space! I could spend the budget savings (if I can find stock cabinets) on a really nice counter top, fixtures and lighting
I know glass fronted cabinets are nice, and if they are frosted glass they would probably be easier maintenance than all wood, but I’m not a fan of cleaning glass. My younger sister did have a few of her cabinets with glass fronts in her kitchen, but she’s the only one of all of us who has done so in her kitchen.
I think I prefer the white Shaker, which will still read as contemporary in that house. I like the sleek Euro look, too. I like the horizontal wood grain ones in theory but it is hard to predict how they will work with the floors, etc. and they dont really go with the guest bathroom look at all. So to me the wood grain would be too risky but I don’t feel like I have any particular expertise to offer. The Shaker ones seem like the ones likely to have the broadest appeal.
My opinion…you want the kitchen style to be an “open slate” that will look good with anyone’s other things…since this is open to the main living area. In my opinion, if you go too contemporary, some buyers will not like it. If you go too traditional…some won’t. That is why I like that Shaker cabinetry…it’s a good cross between contemporary and more traditional.
Valid points about the hall bath - it is a white/chrome/Carrera marble theme and it’s too late to turn back now.
My real estate agent voted for the wood grain/ white gloss contemporary look similar to the photo I posted. If someone is in the living room area they will see the white uppers and possibly, the one stack of the tall wood grain cabinets housing the oven and pantry. They are not going to see too much of the wood grain because the back of the island will be something neutral. I’m going to try to load a kitchen layout somehow.
I took some pictures of the neighbor’s terraced yard. The pictures just do not do it justice. The neighbor is a landscape designer and she has spent thousands of hours on each terrace. There is sculpture, art, stuff and each terrace has a different style of shaded patio area. It is all very fascinating. Composting stations, a small greenhouse, and big water collection tanks that she uses to irrigate. I see a gardener down there at least twice a week.

Wow! I’m sure the pictures don’t do the terraces justice, but I can imagine how impressive they look! Love the agave! It looks huge in the picture so I’m assuming they are really big in person. I fantasized about growing them here in the east for awhile, but finally realized it wouldn’t work in my horrible sticky clay soil.
Just took some pictures of IKEA design software print outs. The kitchen layouts are rough because I had to put a living room wall where it really is not. There is a short wall just to the right of the pull out pantry on the south wall of kitchen. Cabinets are really jutting out from that wall to give a lot of space in kitchen. I wanted to push the cabinets out because there is plenty of room in living area and wanted to provide a lot of ‘walk through’ space from the one car garage through the kitchen (I expect it to be a heavy traffic area)

Looks like it is about 50/50 between shaker and contemporary. Threw out some more questions to my agent because it is a very valid point… will contemporary style turn off a portion of buyers? Or, will it provide enough wow power to get an emotional buyer? My opinion is that it is a little bit of a gamble. Most flips or remodels will have the Shaker cabinets for safety. I’m not sure that our audience is limited to empty nesters any more because of the big added space downstairs, however I know that market will not be young families - no yard. I think the market will be empty nesters (who may not like the contemporary) and families with older children (who probably will like the contemporary)
Today is a very busy day. Finally got all the plans with engineering stamps yesterday afternoon. Am spending the morning filling out a million forms, then off to make more copies of blueprints and I have an appointment to submit plans at City this afternoon. If all goes well, there is a chance that my plans will be ‘approved’ over the counter without being submitted for further review. The only issue might be the dang FAA plane hitting the house thing again.
Even if I get approval over the counter, I still have to wait 10 business days for the Historical Review determination before they will issue the final permit to begin construction.
Appliances finally getting delivered today - or at least that is what some lady said when she called Sunday afternoon. Plumbing company coming at 8am to review plans and give a quote for the whole sump pump install thing. Tile guys underway and regular crew is finishing drywall sanding and painting primer everywhere today.
Kitchen getting delivered Thursday so that is their deadline to get everything finished and painted and ready for install
No, have not found cooktop yet. I put it on the back burner for a bit because the size and shape does not influence the cabinet order - just influences the countertop cut out in future. I’m going to keep shopping / waiting until something really good comes up at a deal. Also, it is something I can throw in the back of the truck and I didn’t really care whether it got bundled into the delivery.
The refrigerator size and oven/micro size and shape were important to finalize cabinet design. Just happened to stumble on a good dishwasher, so I wanted to add it to the delivery. However, the delivery turned into some botched mess and only the dishwasher got delivered last week. Not my fault, they are going to have to make two deliveries for the price of one (and they promised a delivery cost refund - not holding my breath. Hard to follow up on all these little details )
Geez, just got a call from the Sears Outlet store.“Miss, when are you going to pick up your items?” What?? They are supposed to be on a truck, but noone called with any delivery window. Ohh, yes I see it on the manifest, sorry. Black 3 door, right?? No, it better be a stainless French door…and it better get delivered by 4pm!!!
Sears is SO bad! We’re trying to get our stove burners fixed under our home warranty nd the company uses Sears. First guy had to call for help and didn’t fix it, so called for another visit. One week later second guy knew what to do but needed parts to be ordered. One week later parts had arrived but third guy was running so late he couldn’t make the appointment. No matter who DH called and yelled at, we still had to wait for the next available opening - today, one week later again. Someone is supposed to come this afternoon - cb, we’ll see if either us have success!
Coralbrook, regarding the Shaker look vs. Euro-contemporary look, it might help if you really see the whole house as one integrated design statement. If you are planning to install less than Euro-contemporary in the baths, then I would not recommend the divergence in style. I’ve seen some houses where it’s clear that there was some kind of internal battle going on in design approaches and it looks amateurish, IMO. You should make a clear design statement either way.
Regarding home warranties… they are not worth the paper they are written on. I have many buyers that insist on Home Warranties and they end up with all kinds of stories.
Most home warranties have a ‘minimum charge’ for coming out to look at something I think. Anyway, you are going to pay an average of $60 each time they come out. Then, whoever comes out, no matter what the problem is… cannot fix it. Or, they make the blanket statement… that was broken/defective/whatever prior to the purchase and is not under warranty. Or, that is someone else’s workmanship and not covered by warranty. Or, that is covered by the manufacturer warranty so we don’t have to fix it. Or, that issue isn’t covered… look at your fine print. Or, they don’t make those parts anymore.
Or, in one case when it was a special macerating toilet… we don’t have anyone that can fix that - we cannot touch that (buyer had put illegal item down the special toilet that had stickers all over it about what CANNOT go down that type of toilet)
