Thanks for the clarification, @consolation. I also like the Thermidor cooktop. The Viking would be my second choice. Don’t care for the one with the circle burner, though I like the knobs on the top rather than on the front (stovetop) as it seems safer. No little kid turning the knobs.
We have finished excavating our trenches. We have about a 1/2 day of getting them squared out and finished. One of the french doors is installed in the living room. We are starting to build a gate on the east side of the yard to improve security to the back yard.
Tomorrow I pick up our beams and beige vinyl windows. We will be able to install the retrofit new windows into the basement area
Giant load of rebar for the footings gets delivered tomorrow. We are moving along

PS picked up the microwave drawer today up in Carlsbad… man that thing is gorgeous!!! Still completely wrapped in plastic. The controls are completely hidden.
I now want that micro drawer to put in the space where the old warming drawer currently resides! Sharp makes the best microwaves.
They also have different size burners - not just the rack part but the actual flame producing part - and that is great for different size pots and pans.
Just sent you a PM about the sewer work - looks like they aren’t actually working anywhere near your flip but will be staging for quite a while yet.
And I also like the look of the Thermidor cooktop.
CB, you have the patience of Job and amazing perseverance. I hope you finally get the okay to proceed this week.
That microwave drawer will make a lot of potential buyers happy.
The No Parking signs in the dead end area say No Parking May 30 to June 10. Does that mean I can squeeze my truck in there somewhere and park
?? They are dropping more stuff off every day
I still have 2 more months to find a clearance range top style. If I cant find one in my price range I’m going to get the Thermador as my backup. Problem is that the two different styles require different kitchen cabinets
cb, I am flabbergasted that the City guy is being such a pr. . . – ummmm – mean person about telling you what needs to be done. Good luck today getting what you need. I agree with @silpat: Your perseverance is remarkable.
Re the Thermidor - we had a Thermador pro style range in our last house… absolutely LOVED that stove. Really good range of heat… from just barely on to screaming hot.
We had remodeled in 2001 and sold the house in 2015. During that 14 years, zero service calls… until, of course, after we moved out and the buyer was doing their final walkthrough… and one burner wasn’t working. $75 to replace the little spark igniter.
Assuming we end up remodeling whatever we buy next, a Thermador pro style range is number one on my wish list.
I can’t recall: how wide are planning to make the rangetop? If it is 36", AJ Madison shows 4 Bertazonni models in the $1800-$1999 range.
I was at City by 7:15am this morning. Noone can find my plans. After about 1/2 hr of searching they found them in a bin somewhere. Luckily i checked everything and Zoning guy had forgotten to put new issue sheet. I had to wait for someone to figure out how to print them for me.
Only 4 out of 18 issues cleared. For some reason he cleared the basement bath issue. Had to leave a voice message with him to clarify.
I had warned engineering office that i was dropping off comments today and i need immediate turnaround becausr i need to make appt to go back in with corrections. Get to their office and noone there. Noone answering phone and its 11am now. Left plans at their door
Oh jeez.
One day, we’ll all look back on this and laugh.
Not yet, though.
In a bin somewhere? That is nuts.
And the engineers sound like jerks.
Engineer draftsman has now made it clear that they don’t think they have to do any corrections. They are telling me to go back into the over the counter review myself and make the fixes with the guy by hand in pen on the plans
I have never had this nightmare before, ever. Did i mention i try to avoid permits at all costs??
You do not need this stress, @coralbrook!!!
FWIW, our new appliances came today. We are letting the fridge cool down, but it looks like it will have plenty of room.
may I suggest that the NEXT flip you do be in some other city than San Diego?
It seems that some civil servants at the permit counter have it in for you for some reason…
NO one needs that kind of hassle.
It goes without saying that you will need to find a more reputable, professional and competent engineering firm as well.
Can you demand that the engineer go to the City with you? Perhaps the engineer really can make changes on site with a pen on the plans.
Hugs, CB. What a permitting morass. I do not think SD is unique in their permitting process (lack thereof), sadly.
