Flip This House #5

I think it’s starting to get really exciting! Seeing all those walls going up is quite awesome.

I agree; very cool! You can really get a sense of what the views will be like from the second floor master bedroom!

To me it is very exciting. I have waited a long time for the walls to go up. Every time one goes up I do a happy dance on the new floor

We are all dancing with you!!

Yes! Very exciting!

CB I started watching old seasons of Flipping Out and just had to tell you that Jeff Lewis had the whole guys pooping in the crawlspace under the house thing too. Who knew???

Unbelievable!! Thought I was the only one that got that lucky. It has happened twice now in last 3 flips. First was the fresh poop under Hoarder House. Then there was petrified poop from a prior worker under Liberace House.

This project I have made sure there is not one day without some type of toilet available:)

Well I’ve hit a big Ooops. I did not realize that we are going to need a lot of high scaffolding in order to get our exterior shear paneling nailed on and the stucco work. Have spent several days getting estimates from scaffolding companies. I’m in the wrong business!!

$2,500 was lowest bid. Never was in the budget

Not sure if you are getting service quotes or equipment quotes. But for equipment, you can get one on eBay or Amazon they come in with different seizes.

Also, you may rent a Hydraulic basket lift in stead of scaffold, some times it is quicker and less lifting. Obviously it won’t work with walls on a cliff.

I’m going to call and see about a basket lift.

Unfortunately we need somewhat of a walkway for guys to get 4x8 sheets of plywood and nail across exterior of house and then stucco guy needs to be able to walk around exterior of house. We have a 24’ length and have to go up about 22’ to work comfortably

The individual towers that you can buy or rent can go up 22ft but max 6-8 ft long. So we would have to piece together several towers but you cannot walk between them. So a lot of up and down. We would need 9 to 10 towers. Those towers are more suited to doing drywall and painting inside the house

You do not need all 22’ of walkable scaffold to do the job. You can do it in 4’ section. That is what we did when we install the 50 pieces of T1-11 over the clapboard siding. We had a rolling scaffold, some thing like those in the Ebay, the T1-11 is in 4x8 sheet and the guys had no problem install it on a 20+ feet of wall. Before we installed the T1-11, We had the whole house wrap installed, that was also using the rolling scaffold.

I checked the Basket lift price, it was MUCH higher, we ended up rented an old rolling scaffold for about $2-300 for the whole job. I did not arrange the rental, the guys did.

I’m guessing you were able to ‘roll’ the scaffolding on concrete? We have dirt at slightly different levels everywhere.

Renting a basket lift is going to be about $250/day and we need it for many days.

Ouch.

Oh yes… and to top that I am now getting estimates for drywall guys. First guy $9,000 for labor only. I provide all the materials. A lot higher than I used to pay because construction is heating up and they can raise their pricing.

Oh brother!

No, my house was not surrounded with concrete but the ground is level. I think you might be able to level your ground with heavy plywood or metal plates which can be rented.

How many dry wall boards you have to put up. We did about 100 boards for about 12k$, labor only, including painting. Wall and ceiling. Perhaps you can hire my crew to do it.

Why don’t you have your crew hang the dry wall and just farm out the mud/tape part? Putting it up does not require specialized skills.

$120 per sheet for labor? Wow. I’ve hung my fair share of dry wall, that seems like a lot.
