If it costs you $200 to get a replica and $200 to fix the original, my vote would be for getting a replica.

I agree. Get the new replica. The old one has already broken. A new replica will also have replacement parts if needed at some point. This old one…no.

Too late. Little guy is going to fix it like new and he already started. The old one is heavy heavy solid brass

And another issue is that the original door has holes cut for this handle and a big box cut for the old mortise latch. These will be impossible to match with a new handle set i think

In reality the buyers will enter the house from the garage or alley behind the house. Front door will be used only for guests and then the owner can gently unlock it. What happened here is that we went through a period where the only early morning access was through front door and I think the gorillas hacked at the key lock trying to get in without much patience. The way the inside deadbolt latch turned was opposite of normal and everyone was yanking it the wrong way.

We are running way behind where I wanted to be at the end of this week. First, the rains caused a 2 day delay on finishing up all the framing on top floor to get ready for the roof plywood. We have been madly scrambling to catch up so that the plywood can get installed Saturday or Sunday. Roofer called and said that he had to work on Saturday (because the company got delayed due to rains) and the only day he can lay the plywood is Sunday. I am very worried because we are not supposed to work on Sunday but we are just going to have to take a chance that the neighbors don’t get upset. We won’t have a compressor on, but there will probably be loud noise from the nail gun shooting into the plywood on the roof.

Then the drywall guys just disappeared off the face of the earth on Wednesday and Thursday and are not going to start up again until today. That is pushing back laying the hardibacker board to get ready for tile and painting.

Then the dang flooring guy played the usual trick. He was supposed to start on Monday. He calls and says he will not be able to start until Tuesday. OK, I can live with that. Then he shows up Tuesday afternoon and loads a bunch of tools in the house and says he has to go to flooring store to pick up some materials and will be back in an hour. Never returns. Wednesday he shows up for another 30 minutes to deliver tools and measure stuff. Disappears again while I was not looking. Finally on Thursday he comes dragging in about 10:30am with more tools and gets started. He claims he will be done by end of the day. At 3pm he is maybe 25% done with the patching and he has to go back to another job to put on a coat of poly. He promises he is going to be done with all floor patches and kitchen floor by end of the day today. I doubt it!!!

So, in one week I went from being on a good schedule to meet my target of first week of November to being a full week late on the schedule.

The weather has turned back to dry and sunny so everything has dried out. We are ready to button up the damaged drywall and move forward with stucco

Seriously? View from “potential second floor”? What did they do, stand on the roof? And that yard…what a mess. The house seems small and rooms cramped.

Your house trumps this one big time! It HAS that second floor, and all new. Plus the interior and exterior you are doing are fabulous. And yours is a lot larger…with a much larger lot.

Location location location. Someone is going to redo that house from the ground up and sell it for $2.5 million. Is that really going to be a comp? At present it seems way out of range for what you’ll be listing at.

I look at the aerial view of the neighborhood and imagine the new owner putting on a second floor, totally blocking the views of the next house up the hill, so they build up, forcing the next one to build up, and so on.

Lucky for this property that the one lower on the hill has the house located at the other end of the lot. Although that could change…

The listing says it has a pool. I don’t see a pool.

It’s not really a comp. Just an example of another grandma cracker box selling at a crazy price. This one is more surprising because it’s not in that same hot pocket neighborhood. Closer to my location.

Today we finally moved forward. Drywall texture done on main floor. It will be dry tomorrow for final sanding. Hardibacker board is going to be installed on laundry room and bathroom floors to get ready for tile

Regarding house on Coronado. Yes buyer will build up and it is creating a domino effect everywhere. That is why realtors and buyers are focused on’ unobstructable’ views adding value to a property. For example, my project will be able to advertise that because most homes surrounding the house in the view corridor are already built up. The homes that are still single story are not in the view corridor
