I found out by accident that Clorox wipes will remove paint splatter from wood floors.
Should/will the house have gutters and downspouts?
Believe it or not, gutters are not required in permits and they are not totally common in the neighborhood. I’m not going to install because they will ruin the front of house and mar the look of the rafters.
But I did put downspout pipes coming out of the ground that feed straight into french drain system. That will really help buyers in future if they want to put gutters
In my little community, there are 29 houses and everyone has more than acre of land. We all have tile roofs and a view. The community has high curb appeal except the house directly across the street, the owners were there for 20 years and they have yet put in any landscape and gutters. the mud splatter all over their house and they don’t care. They are so cheap that the wife actually sit on a stool and pluck weeds out of the one acre ground over the whole spring, its a lot of work for an 80+ old lady. I don’t think she can do it any more as I seldom see her around, if I look out the window now, the whole yard is over grown with weeds.
The point is a house with mud splatter on the footing looks very unappealing. And if you have the money, you can put decorative gutters which will match any roof structure.
Agree that the mud splatter/discoloration on the white stucco might be a problem. But we honestly don’t get that much rain
The buyers can install them and go for broke putting in copper gutters or something

At this point I’m trying to figure out whether having my carpenter put in wood railings and intricate glass sandwich pieces was a savings or not
Took him 5 working days to get the rails ready for the glass install and he spent all today putting in the wood clamp pieces. But, I feel that the aesthetics of the thick dark wood railings match the style of the house better than thin aluminum railings would have.
Chandelier went up today. I’m not really liking the master bedroom chandelier but I think I can tweak it a bit to look nicer (take off the crystal drops)
Decks look great.
I agree with you that the lighting fixture in the master bedroom doesn’t really work. I don’t think a hanging fixture works in that room because the ceilings are not high enough. I would just leave it to the buyers to deal with on their own.
That fixture will be hanging over the foot of the bed. I’m going to re-evaluate when the furniture gets in there.
Speaking of furniture… Bedroom staging was supposed to happen today. I kept asking my agent WHEN is it coming so that I can stagger the work going on accordingly??. She couldn’t get an answer. This morning she contacts me and tells me that the lady said she cannot make it until 4pm and she will be working at night. Ohh… and agent has a commitment tonight so could I please stay and coordinate and lock up??? Ahhh… NOOOO I have been working my butt off for 10 months and I was kind of resentful that she couldn’t handle just the one thing that she is responsible for. This always happens.
They want to come on Monday afternoon… NOOO because the other staging company might be there and also, I told my painter not to come today because of furniture moving through house and he has a specific task he has to get done on Monday to get ready for photos on Tuesday and I cannot have furniture moving through hallways and kitchen. It was turning into a nightmare trying to squeeze this staging company around everything. Remember how I had to carve out two hours so the shower glass guys could get up and down the stairs?
So, I reorganize all the work so that the guys are done in the pathways to bedrooms before 4pm. At 3pm she sends me a text that she was able to schedule them for noon tomorrow. We will see
I have wiring in master bedroom for sconces or reading lights on each side of the bed, with their own switches. I have not been able to find anything that wouldn’t fight with that hanging fixture. So, either the hanging fixture is going back or the swing arm reading lights are going back. Swing lights would be much easier to return to a local store. Hanging light now has the chain cut and I would have to get it all back into a box and shipped back to vendor. Ugghhh! I have never had such trouble finding exactly what I want without having to ship everything back.
What awful people, having the temerity to do their own yard work!
Maybe she enjoys it. Maybe they can’t afford to pay someone. Sheesh.
I like the crystals on the chandelier. I don’t think it will look nice without them.
We will see what the lower cost staging company sets up in there to compliment that room!! It’s anyone’s guess. I’ll make sure and take some photos so we can all go to town with our opinions
“Maybe she enjoys it. Maybe they can’t afford to pay someone. Sheesh.”
Cannot afford is not in the dictionary of a 5++ million dollar networth family. The guy in its 90’s has multiple homes and apartments.
So she enjoys being outdoors in the sunshine doing some gardening.
CB. I usually like your taste…even when I’m not sure I will. But I do not like that ceiling light fixture in the master…at…all.
Personally, I think you need something for the holes where the sconces are supposed to go. I’m not sure the ceiling light is essential at all (but remember, I don’t particularly like ceiling lights in bedrooms).
WhT kind of swing arm lights did you get?
“The guy in its 90’s has multiple homes and apartments.”
Maybe the reason that he has multiple homes is because he doesn’t spend money on things other people do.
Wow–everything looks very pulled together and lovely–much more than $2 M buys in my neck of the woods!
Here is some real estate comedy:

Comparable Properties
As we get ready to list the property on Wednesday, I am doing my final review of homes on the market in the same price range. I reviewed zip codes 92107 and 92106 for the area for homes listed at $1.6 to $2 mil. Here’s our competition
3672 Liggett, 92106
928 Martinez 92106
4437 Alhambra 92107 (Spanish that is still on market)
1402 Carleton 92106
3717 Southernwood 92106
3295 Trumbell 92106
*** I really have been following along although I haven’t been commenting.
I don’t recall your square footage, but many of these homes seem smaller than yours. Most of them have good bones but need updating, whereas yours is ready to go. You seem to be in an excellent position to price at the high end of this range.
LOL at the Carleton home with the lamps minus the lampshades, dishes in the dish rack, and clutter in the bathroom.
