Flip This House #5

Everything looks perfect–pleated shades, bathrooms, EVERYTHING! Congratulations on a masterpiece!

I figure buyers will just appreciate that there is a powder room with a toilet and cute vanity. Hopefully they realize they can add drama with a perfect paint color or a bit of stunning wallpaper

CB, I disagree with you very strongly about the master bathroom cabinets. IMHO, the colors of the cabinets and counters together relate very well to the detail of the tile. I think it would be a waste of your time to attempt making any change there when you have other finishing details to complete. Try to not second guess yourself. It’s all coming together beautifully.

CB, I think once you put the handles on the bathroom cabinets, they’ll look great (they are fine now AFAIC). The same thing happened when you put the handles on the cabinets in the kitchen.

I thought the bathroom cabinet color was fine with the floor. But as a thought - maybe black cabinet pulls? That would tie the cabinets more into the “carpet” than the “wood” tiles. Examples:

Black cabinet pulls is an interesting idea. I’m going to get some samples this weekend

I personally don’t like the black cabinet pulls. They will make the space too busy and detract from the tile work which is the centerpiece of the room.

Too modern-looking

There are many many styles besides this one. And I don’t think a tiny bit of modernness will really detract from the overall effect.

The current lights are not great IMO and not functional as reading lights.

And kind of phallic-looking X_X

Ooo-kay.

Well, it is the bedroom.

Any kind of gooseneck or silver finish would not look right with the other two delicate and blingy lights in the room. The sconces are mounted high so it would be nice to find something that directed light down.

I know this is too expensive: http://www.lampsplus.com/products/holtkoetter-old-bronze-swing-arm-wall-lamp__74644.html

A few simple unobtrusive swing lights: http://www.lampsplus.com/products/george-kovacs-round-head-led-bronze-swing-arm-wall-lamp__x0667.html http://www.lampsplus.com/products/george-kovacs-angular-head-led-bronze-swing-arm-wall-lamp__x0674.html http://www.lampsplus.com/products/lite-source-antique-brass-dimmable-halogen-plug-in-swing-arm__h6437.html

This sort of works with the other lights: http://www.lampsplus.com/products/feiss-argento-collection-11-and-three-quarter-inch-high-wall-sconce__m8205.html

Too much light but blingy! https://www.overstock.com/Home-Garden/Crystorama-Traditional-Bronze-Umber-2-light-Wall-Sconce/6294296/product.html?refccid=SW3Y6FBBDUO3EDKIJ3TYDXYZ2Y&searchidx=56

I love when Marilyn goes shopping for coralbrook. She always finds such interesting things!

A bit of both

Some of those swing lights look pretty good, and I had one of those combos that busyparent linked to in a hotel last week, it was very convenient. Unfortunately I think almost all of those will require that the outlet box be lowered.

It’s interesting that we are focusing on the master bedroom reading lights. There currently is a swing light installed in the walls. When I walked in last week my electrician had completely wasted his time putting up the sconces that match the master bedroom lighting. But those sconces are for the master bathroom. Maybe I should just put them up in the bedroom, call it a day and move the brushed nickel swing lights to the dang bathroom

The $35 ones that match the master bedroom lighting look very similar to the Blow the Budget ones that Marilyn posted. Don’t need to blow the budget… I can just get more $35 sconces

I can see that the first issue is that the lights are mounted too high. I cannot do anything about that right now because opening a hole in the wall and patching it up takes days of drying between coats, and will make a huge mess over the staged furniture.

So, my solution was to buy the discreet ceiling covers that go over electric wires, we painted them the wall color and put them on. My agent did not like them and made one of the guys put the satin nickel rectangle swing lights back up.

I don’t think I can change anything at this point. Let’s see if we have any interest

Speaking of interest… no showings all day and no phone calls to my client. BUT, at 4pm an agent showed up at the door with her client. She did not call first, she found the lockbox. It was one of the agents who came through yesterday and said “I need to bring my client over here”. Unfortunately, the floors are a mess from the guys tracking through all day and our master bathroom is torn apart right now.

All that mess will tell the client how seriously you take your renovations.

Every day is critical at this point because it is a tough balance between finishing a lot of details and trying to keep the house immaculately clean at every moment in case someone pops by. Today the neighbors from the tall house next door came through and loved every inch of the house and are really pleased that the house has been restored and they don’t seem to care about the height looming over them. I did make sure to mention that the Dish is pretty intrusive in the view. Doubt they will do anything about it. I made sure to ask them if anything was dirty or messy or if we had done anything to disturb their property. They were really appreciative that the stucco guy masked everything off and they have no issues with anything. They just said "Well, next time it rains the dust will get cleaned off the roof?

So, here is what we did and did not get done today:

Garage handrail is installed and sanded and puttied and only needs a final coat of semi gloss
Dumbwaiter is still not fixed… but we are working through the troubleshooting
All stair risers have been puttied, caulked and painted
Walls in stairwells have been touched up and re painted
Basement bath, exterior closet and master bathroom have final coat of drywall and been sanded. Ready to be painted out
Master bath has the trim pieces installed for a design I am doing and puttied and sanded but we did not get a chance to get it painted out. They are coming early tomorrow to finish the painting so we can move towards sconces and mirrors

We just got notice that there is going to be another showing at 10am tomorrow. That means I have to get up really early and start cleaning those floors again!!!

I loaded some photos of progress today to the Flickr group
