Flip This House #5

Well, I just wasted a whole bunch of time trying to figure out which house it is. I’ll wait for the official notification. Eager to see more pictures, cb.

Looooove the house! Tons of potential.

LOCATION

My checks have cleared and we are in escrow. So, I am comfortable with revealing the location of this house. I will lay it out spelled backwards with spaces between each letter or number

Above, Filmmom spelled the street name backward

E T N O M L E D

AREA

7 0 1 2 9

NUMBER

2 2 5 4

You can Google Earth street view from several angles. You can view up the slope from the dead end street below. You can view private path and entry from dead end of street above. AND, I don’t know why Google bothered, but you can actually travel down the alley behind the house.

And yes, this house screams for an upside down design, with living areas above. However, I am worried that the buyer market might be retirees who would not appreciate having to go up stairs to get to the living areas. The way the lot is laid out, there would probably be about 1 1/2 floors of stairs to get from car up to kitchen, carrying groceries.

But, the local agents I have been talking to all seem to think that the buyer pool for this property is families who want at least 4 bedrooms, 3 1/2 baths, large garage and storage and yard/pool for kids to play.

Are you letting the creative juices flow while waiting for February 1st? Although I’m sure you’ve been thinking about this house for over a month and have tons of ideas.

Very unique lot. Just curious, where is the mailbox? At then end of the footpath? In the alley?

Now there will be a huge spike in views on Trulia or Zillow lol. That lot is truly amazing. I grew up in the beach cities near LA and the prices these days just boggle my mind.

I’m busy trying to find a reasonable architect that will help me come up with the best idea for the remodel.

Good question… I have no idea where the mail box is

We found the gas meter for the house - they built that set of stairs to left of garage over the gas meter. It looks newer and good condition. But, we spent a lot of time trying to find the water meter and we just cannot find it. Crawled around in the dirt down below, searched the back of lot on the alley… no where to be found. That is one of the key things I have asked the Sellers to tell us.

Main water shut off is critical to us - we need to get the water shut off to do renovation.

INTERIOR PHOTOS
Interior photos have been loaded to the Flickr group. I didn’t take a lot of photos, but I promise to take a lot on Day 1 of Demo

I dont like the look of that supporting beam in the garage- lots of cracks. I assume/ hope that will be replaced?

Thanks for noting it. I think we may have missed that. But, we’ll inspect carefully when we get in there and demo out everything.

The mailbox is in the alley, right under the house number that’s on the fence. It’s been blurred in streetview, so it must have had a readable name on it.

It’s kind if a shame that people are allowed to just destroy other people’s views to build their McMansions. I suppose it is fortunate that the house next door isn’t even bigger and completely blocked the deck.

How much value does a house lose when the view is taken away when a giant building is built 6 feet away?

A lot of places have laws that prevent blocking someone else’s view.

That beam looks like a massive wood beam, and some checking is to be expected in a piece of wood that size, especially after 80 years. It normally doesn’t materially affect the strength.

That tiny, dirty shower! ICK! I can see what you mean about the bathroom and the kitchen needing to be completely ripped out. The lovely room with the fireplace is quite charming and the wood floors all look pretty good.

There’s not too much of the brother’s garbage left around either!

Before I got into the business, I thought that the City had to notify all neighbors when a house was going up to 2 story. But, the zoning/code for this area is that anyone can build anything up to 30’ high from lowest grade within 5 ft of house. So, no additional permissions or notifications are required to build that house in front. I just cannot imagine how these elderly people felt when they saw that happening to them. This house used to be King of the Hill. The entire home was built to capture westerly views. They spent significant money building the big deck with tall glass panels. All to go to waste

It’s probably what killed the husband (just kidding). My understanding is that he passed away about 4 years ago.
