Flip This House #5

The few people we know interested in buying are selling homes first, then renting. After 6 months they can go on a month-to-month lease. This is for the LA and Santa Cruz markets. Both areas seem to be hot enough that buyers need to come in with cash. Just a focus group of 2 families who want more space for increasing family members, including kids and elders

The buyer I was referring to earlier is trying to work through financing to purchase without having to sell their current house first.

This is different buyer than the Teslas who are trying to sell their house before purchase.

Are they trying to bridge Loan an almost $2 million house??

I think a lot of investors would view borrowing at 4.5% a bargain and would borrow as much as possible and free up their cash to invest at a higher return. And we do have a lot of cash buyers also

I’m not exactly sure what they are trying to put together

It really does not matter how they are going to pay… as long as they pay - quickly and full price (or above!)

But was nice to fantasize about borrowing $1.5M

Will post walk through tomorrow morning, promise!

Wow… 278 views on Zillow yesterday. That’s a lot of CCers going to watch the video  And 141 views so far today. I think the reason that my listing shows up first on the page of properties in the area is because it has the most views

Chicken and egg…and it’s getting a LOT of views because it’s that opening zillow pick!!

House Tour - hopefully this won’t be too confusing - I’m noting Zillow picture numbers and points of the video. The pictures are totally out of order so no wonder the floor plan is hard to figure out.
Ground floor -

Step into the house through the green door. You will be standing in a small square foyer with a red tile floor. Front left corner is all open; front right corner is closed. To the left is a partial wall and to the right is an arched doorway. Step past the partial wall on left and through the open corner and turn left. Picture 6. You are standing between the living room and dining room. You are facing the fireplace wall of the living room. On your left is the wall with three windows overlooking the front yard. On your right is the deck wall with two doors and a window. If you like you can walk through to the deck but cb will need to clean the floor when you leave ;).

Otherwise turn around. You are now facing through the dining room into the kitchen. Picture 8 but you’re standing in front of the ottomon, not next to the couch. Step into the dining room - picture 15 -and turn left. You can walk around the table if you like. On the left is a small window overlooking the deck; ahead is the large window also overlooking the deck; on the right is the pony wall into the kitchen. Step next to the pony wall and you’re in picture 10.

All the pictures of the kitchen lay it out pretty well. When you walk into the kitchen and turn left you’re picture 21. Turn around and it’s picture 11. Walk between the refrigerator and the wall ovens and you’re in the pantry. There doesn’t seem to be a photo but it’s at second 27 in the video. Goes by quickly! On your left is the L of the pantry cabinets. There are three ways you can go from here. Straight ahead is the hall with the laundry room on the left and the back bedroom ahead. I’m pretty sure picture 48 shows that hallway. On the right is the door to the study. And the third direction from the pantry is the stairs to the garage/basement - to the left of the dumbwaiter.

Go down the hall towards the back bedroom. On your left in the hall is the laundry room with the pocket door - second 44 on the video. Continue on into the back bedroom - picture 14 and video second 47. In the far left corner of the bedroom is a little nook that can be used for an office. Step in and turn right and there’s a walk in closet on your right. Continue to the back right corner and there’s the door to the jack-and-jill bathroom.

Now back to the pantry area. Take the door on the right and you’re in the office, facing the door to the little deck and steps to the back yard - picture 46. On the right is a wall closet. On the left is the other entrance to the jack-and-jill bathrooms. You can walk through the three parts of the bathroom (picture 47) - sink/toilet, tub/shower, sink/toilet - and end up in the far corner of the back bedroom.

Back to the front door foyer. Now after you enter, turn right and step into the front hall. In front of you are the powder room on the left (video second 56) and the grand staircase to the second floor on the right. Turn right again and start down the hall (video one minute) . Through a doorway and you’re in the front bedroom suite. On the left is the bathroom with the Santa Barbara tile (picture 12), then the arched nook, then on into the front bedroom (picture 45). The two windows on the left overlook the back yard and the back bedroom wing at a right angle to your wing. From here you can see someone sneaking out the door from the study and then they either have to hop the fence or creep past your bedroom and around to the front yard. The window on the right faces the front yard.

Off to eat breakfast; upstairs and downstairs later.

“You are in a maze of twisty little passages, all alike.”

Sorry, my inner nerd is coming out. B-)

Everything is so open that it sounds more complicated than it is. But it certainly isn’t a set of boxes!

Our new photos of backyard, pantry, master bath and snow capped mountains are loaded into MLS. We had to lose some photos of bedrooms to add them.

Aw, bedrooms - shmedrooms. When I look at photos I want to see what views the property might have. 'Cause that’s what makes a property unique.

We have detailed questions coming in from two different buyers

What kinds of questions? (I’m nosy.)

Seriously! Shouldn’t questions go to the agents??

One electrical outlet for master toilet area. No other toilet room outlets available

Question if there are any transferable warranties on construction. Answer is No.

Who owns lot in front of house? City owned paper street

Is there an easement for access to front. Yes

What is the name of General Contractor?

And here’s a doozy…What materials were used for construction? Huhh??? For that one I sent all detailed structural plans with material requirements for the structural requirements and copy of signed final inspection

Oh my!
