Working for free in the hopes of getting a loan later?
You are passing up, what, $20K at least? I hope they give you a nice break on the interest rate next time.

I’m probably passing up about $7500. I know …I’m trying to figure out what to cut from the project
We are in negotiations right now. Ball is out in their court. Another hurry up and wait day
I’m sitting outside in my car waiting for last showing. Agent is here waiting for his clients
Unfortunately the airport just started routing planes south over this area. We had a lovely Italian couple with young children come through earlier but there was airplane noise.
cb, I assume negotiations will continue over the weekend. Keep us posted!
It’s a trade off. We had friends who wanted to live near the airport here because the husband travelled a lot on business. They knew that they would hear airplane noise if they lived within a 15 minute drive if the airport.
Maybe the proximity to the airport is what matters to these folks!
The FAA changed flight paths in Nov to improve fuel economy. For example I’m over in a very expensive part of Sunset Cliffs right now towards the end of the point where planes have never flown before and property values are very high.
Two loud planes just went over.

Two loud planes just went over.
uh oh…
given those recent change in the flight paths, if I were you I’d accept the best offer you get asap, and give buyers 15 days to remove all contingencies.
After that its their problem.
The two loud planes went over a house at Sunset cliffs…not at the current Point Loma flip house.
I hope the 2 areas are far apart…
but based on what cb posted earlier
“Unfortunately the airport just started routing planes south over this area” when she was at the flip waiting to show it, I think the FAA changes also impact the flip house.
cb, I’m getting nervous about you making any comments at all regarding offers, showings, agents, tasks needing your attention, timelines, noise…anything! now that you have at least one offer on the table.
I know it’s unlikely that potential buyers have found this discussion. But, when we purchased our first house a zillion years ago, we later learned that the homeowners had been sitting in a restaurant booth right behind us as we discussed our offer and our strategy. We’re in a big city. What are the odds?!
You never know.
Keep mum, and carry on! Right to the bank, with a wheelbarrow-full of profit!
If you look at a map of San Diego, there’s only one runway at the airport and planes almost always take off towards the ocean. Planes heading north and northwest bank right; planes heading east go mainly west then start to bank south, gain altitude over the ocean and come back around east crossing below the tip of the Point Loma peninsula.
There are three possible angles after takeoff and one banks a bit more to the south. It’s getting used more, especially when there’s weather. You can see the planes as they continue to bank from the deck of the flip. Then you can see them from Sunset Cliffs, which is a half mile to a mile further south. But they are still out over the ocean. I don’t think the takeoff actually goes directly over the flip, just is closer than it used to be.
The FAA is allowing sharper turns out at sea now so the planes are not getting as far out when they turn. That’s why people in the expensive area are more aware of the planes than they used to be - they’re closer than they used to be. The changed rules went into effect at the beginning of November, I think.
I can sit in the dining room and watch all planes go by - getting to know the logos. I can generally tell when they’re taking the sharper takeoff angle but the tighter turn out to sea doesn’t affect us. The flip’s half a mile closer to the ocean than we are.
Sit on the left side of the plane and you can wave to me!
Like I said earlier…for folks wishing to have close proximity to an airport…the plane noise will be a given.
My friend lived five minutes from the airport here. We loved it because we could take an early morning flight…and spend the night before at her house! Terrific! But yes…she heard plane noise…all the time…to a greater or lesser degree. Oh…when she put her house on the market…it sold in two days…because of that peoximitynto the airport.
We, OTOH, live 45 minutes away in the woods. We are not under any flight path at all. In fact…when we hear a plane…a low one…I think it’s going to crash!
It’s a tradeoff. Hoping that the folks looking at THIS house want and/or need that location. If they do…they will get used to the plane sounds. My SIL used to use that first flight in the morning as her alarm clock. Then she got used to it…
Back to the house to clean. More showings today! It’s too bad because we have bad weather here and the views are not outstanding with the heavy clouds. The other day the views were outstanding out to the snow capped mountains. I think that the new photos with snow capped mountains were loaded to Zillow and the listing
Agent decided to cancel Open House because i t is going to rain heavy this afternoon and tomorrow is New Year’s Day and last Chargers football game in the afternoon
Rain held off until a short while ago - hopefully the showings got through already.
Happy New Year and best of luck in 2017!
Showing went really well today. Over an hour and lots of questions
276 views and 7 saves on Zillow yesterday again!!!
Excellent! If it were a warm and dry evening, champagne on that deck would be a perfect way to celebrate the New Year.
Happy New Year, coralbrook!
Happy New Year
No showings scheduled for today (yet!) so I am going to try to stay away from the project today and clean my own house for a change
I actually slept in to 9am this morning which is quite a luxury for me.
The buyers who came through yesterday purposely wanted to see the house on a wet cloudy day because they wanted to check under the covers. Since it was their third time through the house they were amazed at the transformation of the basement since we cleaned it up and everything is painted white. I’m still amazed at how our basement is dry and does not have any kind of moldy, damp or musty smell. It’s hanging in there pretty well for being 80 years old
I don’t know whether I mentioned this but we spent over 4 hours the other day going through every inch of the attic, crawlspace and basement with flashlights checking for any moisture intrusion. Found one small area that had intrusion but we identified the culprit and got it repaired immediately. It wasn’t the roof, it was an area around the bottom of the exterior closet on back deck that had not been finished up yet with flashing and stucco. All fixed and checked it again on Friday during the rains.
This week we are going to do a thorough test of the french drains to make sure they are sucking up all the water and transferring it to the back alley for drainage. It’s hard to tell if they are draining water properly.
Now that the final inspection is over we installed the hot water recirculating pump and it works great! It’s a device that is attached to the hot water heater and has a timer. You set the timer for when you want hot showers in the furthest spot in the house (we attached it to master bathroom upstairs) and it turns on and circulates all the cold water out of the pipes and pushes hot water to that location. It is a huge water saving device so that you aren’t standing around waiting for hot water in the shower. However, there was an issue with the City permit. Title 24 California energy regulations don’t want the device because it uses energy and lowers your energy rating, but the other side of the coin is that it saves a ton of water which is a higher priority in San Diego right now. You can’t win to lose.
We installed a wireless doorbell system with one door bell at front door and another one down at the back door coming into the garage staircase. Also finished up the automatic sprinkler system and installed the timer controls in the basement on the wall for ease of use. The front yard low voltage lighting transformer timer control is now installed on the basement wall also. Also installed the keypad entry for the garage door so the garage door can be opened with a code. Lots of little details
Went through all the wiring in the basement ceiling and crawlspace ceiling to make sure they were stapled up properly and all junction boxes had proper safety covers. Made sure every plumbing cleanout opened up easily and didn’t accidentally get glued shut.
