Flip This House #5

I’m a first-time poster on this thread, but have been reading along through the last two flip adventures. You do such great work, coralbrook!

I’m fascinated by the design of the Loring Street house and pool, which is a mile from the beach and farther from the bay, but up high enough to capture such great views. It’s not my style, but they really figured out the angles.

Why do you need a flush mount for a dining room? You cannot hang a light over the table?

We have pendant lights over both dining tables. They are hanging very low. I love that look.

Looks like a lot of work to maintain. I wouldn’t want it.

I can attest that the Loring house was very expensive to build. Lots of grading into the hillside and a bunch of foundation structure required for that house. Not to mention all the curved angles. It is not my style, but it is outstanding construction work to utilize every inch of the lot.

This is located on the other side of Mission Bay looking south.

It makes me sick to pay $5000/mo property tax to own that Loring house. But there are plenty of houses are sold for more than $10M, the most expensive home sold in the USA in 2012 was $150M, bought by a Russian and he does not even live there.

I love the fact that the house is over 6K sq ft and the DR is 9x7. Not. Of course, they appear to have an outdoor kitchen and dining area also.

It’s certainly an interesting house. Too many TVs. No books. No art that doesn’t look as if it were purchased to go with the sofa. Not my style at all. It looks like a cross between a cruise ship and a mall. But I do love an infinity pool. I also like the gym.

What I want to know is where are the staff quarters to house the 3 full time people necessary to keep the place up .

That build had to be a nightmare for the neighbors, as they pretty much built to within inches of the lot lines and paved over the entire property. Well, at least you don’t have to worry about cutting the lawn!

It looks to me that if the next house down the hill puts a similar sized house on their lot, the views of the ocean will be blocked except from the top floor. They’ll still have views of Mission Bay, at least.

That house has lovely outdoor areas. To be honest…the indoors, while lovely for some, are not my taste at all.

Maybe they should take an extra couple of million and buy the house down the hill.

And the dolphin statue! Gotta have a dolphin statue.
Seriously, the views are wonderful.

OMG. I don’t think I can get any more bone tired. Don’t have a dime left to pay for cleaning help so I have been on my hands and knees scraping tiny dots of paint overspray with my finger nails. It’s not easy to try and clean 3000+ sq ft by myself. Had to wash all the windows inside and out and put all the screens on. Was trying to wash windows hanging out the top windows.

Buyers just did final walkthrough with their agent and inspector. Everything is a go and they are funding their loan tomorrow and title will record Wednesday morning, a day early

I think I will treat myself to a manicure on Thursday!!

As you’ve acknowledged before, cb, you sure lead a glamorous life!

Congratulations on reaching this exciting milestone. I hope the sales price is enough to keep you in the game of flipping, because those of us in the peanut gallery really love watching. You have my most sincere respect and congratulations!

The reason I don’t want a light hanging over the table is because we have things on the wall that I want people to be able to see from the living room, and the current ugly hanging fixture blocks the view. I thought about putting in recessed lights and covering the hole in the middle, but then thought about a flush mount. Sometimes we play cards in that room so there does need to be good light occasionally.

Yes…ditto what @zipyourlips said!

Chlorox wipes are great for cleaning up dried paint splatter and don’t damage wood. I found out by accident.

busyparent, why don’t you start a separate thread about your lighting fixture? I bet there are lots of people who would like to offer their two cents and make suggestions!

The dimensions of the fixture you posted are confusing. Somewhere it says the length (I believe) is 36 inches and the height is 13 inches. But I think it’s a 20-inch diameter fixture, and it doesn’t look like 13 inches tall.

When we moved into our 1950s house 26 years ago, we immediately removed the three vintage flush-mount French basket chandeliers (with bright brass base) in the entryway and hallway. But we found that we missed the sparkle and the light from the basket chandeliers, so we reinstalled them and enjoy them to this day despite the fact that the rest of our decorating choices are much more clean and understated.

Here’s something similar to our fixtures, though ours are larger, have more and smaller crystals and the brass is bright: http://www.potterybarn.com/products/mia-faceted-crystal-flush-mount-ceiling-fixture/?cm_src=AutoSchRel

Your fixture has the same profile as an updated flush-mount basket chandelier. Dining fixtures typically have a larger diameter, even in smaller dining spaces. I think 20 inches is about right for this particular style in a dining room. I’m guessing you’d get plenty of light, though I’d definitely install with a dimmer.

Pottery Barn and Ballard Designs have several crystal lighting fixtures that they show in rooms that are neither glitzy nor fussy. Your fixture wouldn’t work in our house because of the chrome and the more contemporary vibe; but if it works for your house, it makes sense to me.

Good luck!

Yes, I remember that great tidbit from an earlier post but I didn’t have any at the project. I might have some at my house I can take over there tomorrow. Still have more windows to clean and then back myself out the door cleaning floors.

Does it really need to be “operating room” clean?

The first thing that is going to happen is movers are going to mess the place up moving stuff in.

I agree. Those floors are going to be a disaster as soon as furniture goes in. I’m not going to panic about the floors so much but the windows do need to be clean.
