VERY IMPORTANT PHOTO LOADED TO THE FLICKR GROUP!
YAY!!! <:-P CONGRATS!!!
cb, I have done most of what you have said, don’t worry, we(4 of us) have retained a lawyer.
Yes, this guy may eventually sell the property and I will recover, but I cannot think of a reason that he will. If he dies, his children will take over. He supposedly had lost his 200K CEO job and is driving a taxi, while looking, but he is probably too old and too high up to find a job. He has been looking for a year. Please note, I said “supposedly”, he is such a liar that I cannot believe anything out of his mouth.
Woohoo!!!
Congratulations. Um…nosy me…what was the final sale price??
congrats! You deserve a bottle of champagne
Congratulations, CB!
I’m far from the most financially astute person out there, but…
I serve on the board of a non-profit. We have an endowment. Several years ago we had to make a significant repair to the building that cost roughly a quarter of a million. We took out a loan from a local bank, and placed roughly $230K from the endowment as collateral. We also engaged in fundraising to partially cover the cost. This spring, we will have paid off the loan. In the meantime, the amount placed as collateral has made something over $50K in income, as invested by the bank, outperforming the rest of the endowment. We were able to withdraw this sum and put it towards other capital expenses. Now we are faced with yet more extremely expensive repairs, and we have decided to leave the collateral where it is, and take either an additional fixed loan or a line of credit that can be converted to a fixed loan at any time. The interest rate we’ve been paying, and will be paying, is basically prime plus 0. We are currently in a position to borrow up to $148K against our collateral (which remember is also making a significant return) with a variable interest rate and interest-only payments for a number or years.
Anyway, I’m wondering if you could arrange something along these lines that would work for you, using the capital gleaned from this project. Investor funds used to provide the down payment…maybe a fund built over time…
Go ahead and tell me why this is nuts.
Joining in the congratulatory chorus, cb! Enjoy that sparkling wine and the relief of having a done deal! How characteristically thoughtful of you to leave a gift for the buyers.
Story! We want the story!
Congratulations!
Woohoo! Congratulations, CB! Enjoy that well deserved glass of champagne!
Congratulations on a job well done!
YAYAYAYAY!
Going to drink tonight. Then I need to wait for funds to hit bank account and pay off a bunch of stuff. Then I’ll post the final recap.
I keep joking “I’m a millionaire!!”. For about 10 minutes…then the payoffs will hit.
Somehow, within 45 minutes of being a millionaire, the outdoor shower at my house blew up, emergency water shut off and I had to clean up the neighbor’s dog poop that ended up all over the yard around the shower area. I just stood there and said "Are you kidding me??? Can I please just catch a break for 1 minute???
A year to the day since purchase? Happy anniversary! Paper is the traditional first anniversary gift…
