Well I think it needs a more than a little TLC I had to look up promotory though I pretty sure she meant promontory. Is that a common phrase in real estate listing in your area?

Very nice comp! I notice there’s no door between the MBR and the master bath. That’s weird to me.

Quick Update
More visitors all day. Chicken lady showed up at the door with her agent, who just happens to be ANOTHER agent from same office. She’s gaga over the place but I can tell that’s she’s probably not in the price range.

But most interesting thing today is my agent finally made it to visit property. She thinks it might bring more than we thought. She contacted selling agent for Santa’s Cruise and he told her they had multiple offers and they are in contact over asking price. She got permission to go view it since its empty. I couldn’t go because I had appt with draftsman. Dang it!!

Master bath tile is not as horrendous in person as it looks in photos. Most bedrooms have views. Master has panoramic view on top floor. Access to roof deck is through master which isn’t ideal. The views sold it and it sold fast!!!

cb, this all bodes very well for you. Now your challenge is to hustle and get it on the market while those comps are still fresh.

You’re right… by the time we go to market these comparables will be past the date range that bank appraisers can use. Dang it!!

GROSSNESS

Starting back up with the glamorous life of flipping! This house definitely needs it’s own TV show.

I have posted more photos today. I thought that I had seen it all, there just cannot be a house any more disgusting than the little place on Nebo in La Mesa (Flip #1) or the Hoarder House. But I actually think this house takes the cake so far. I just feel so bad about the elderly couple who were living here. Neighbors say that husband passed away about 6-8 months ago and then finally the sisters got their mother out of the house after that. Now that I have had a chance to look closely under the covers, the sisters were right not to go through any type of offer that would require an inspection and/or showings.

From the looks of things I am going to guess that there was hoarding, or at least a whole lot of junk and clutter that had never been moved, in this house.

Here are some of the most interesting DIY / Homeowner fixes we have found so far. Dishrags stuffed into abandoned roof vents, dishrag stapled over roof vent, someone smeared silicon caulk goo around a completely disintegrated cast iron sewer line under one of the bathrooms (like that is going to stop the leak!!!), interesting household items used to plug up holes in drywall or plaster, crazy plumbing in an illegal basement bathroom with about twenty 90s bending around in the water line, flexible aluminum pipes coming up through floor for some kind of makeshift kitchen remodel. And, once again, some brilliant person dug out big hole in the dirt in crawlspace to make it easier for them to smear caulk on pipes or something. The piers are just sitting precariously on little mounds of dirt. And on and on and on.

Today’s photos are focusing on the filth and crazy things we are finding. The location of the project toilet is worse than when we had to install one in the back shed at Hoarder House with a sheet wrapped around it :slight_smile:
