Remaining issue in laundry room is that it is on Western exterior wall and I really should put a window in but that prohibits upper cabinets in there. The view will probably just be of giant house but natural light would be nice. Also there is not enough room to have any decent size sink. There is a large dog wash type sink in garage

No photos right now, have been focusing on drawing plans. And did I mention that I made the guys stop forward progress and open bedroom closet and move toilet around in hall bath. One of my usual stupid mistakes

Any concerns about the master BR not being on the same floor as the other bedrooms?

If I had small kids this would probably be a deal-breaker for me.

I wouldn’t worry about it. They could use the bedroom behind the hall bath for a few years until the kids can handle Mommy and Daddy being upstairs. Soon enough there will be teenagers demanding that top room for themselves!

The bedroom on main floor in original bedroom wing is very large. This was the master bedroom in the original layout (although it did not have an attached bath). It can be used as master bedroom if they want, although it will still be separated from the other two bedrooms. I had no choice but to take master upstairs because it was the only place to get a large walk in closet and attached bath AND it will have huge views that can be enjoyed with a sitting area.

Can you put in a row of windows up high, just for light in the laundry room?

My laundry room has no windows, and I’ve never missed them–so I wouldn’t really worry about it.

Unfortunately… window and door locations are something that I have to get accurate in the plans because the structural engineer has to determine if we need shear walls and stuff. Since I believe that there is absolutely no view from the new laundry room location (it will just look at neighbor giant wall) I am going to eliminate the windows in order to get more storage space into laundry room. This will allow the wall running between window at top of stairs coming up from garage all the way to back bedroom to be a good amount of ‘shear’ to keep the structural engineer happy.

I personally do not spend enough time in my laundry room to feel natural light deprivation. With LED lights consuming so little energy, not having “natural” light in rarely used rooms is suddenly not so “anti-environment.”

I would rather have a wall of storage in a laundry room than a wall of windows.

The new layout of the bedroom wing looks very functional. I predict happy buyers.

OK, done. erased the window in laundry room so that we can have upper cabinets for storing all the laundry stuff

Spent most of the afternoon calling Dumbwaiter companies because I have to determine exact sizing of the dumbwaiter shaft for the plans. It is critical because I had to move the dumbwaiter into the new garage so that it lines up with being outside on the deck when it gets to the top floor. There are minimum car parking length and width requirements and I need to make sure I meet those requirements or I may have to enlarge the garage lengthwise.

The only thing I need natural light for near the laundry is to be sure a stain is gone before I put something in the dryer. Good lighting should be able to take care of that.

As long as there is good lighting and lots of storage, most would be happy in that laundry room! Windows and extra ventilation are “would be nice but nonessential.”

what a difference these lights make!- I can FINALLY see all the stains on clothing

Yes indeed…the lamps in the lights make all the difference! My husband is a design engineer. He specializes in power distribution…but also does interior lighting as well. He says the single thing people ignore is the type of bulb the are buying…some are warmer and some are cooler.

And totally agree that the LED lights shed a great amount of light on any subject!!

I’ve loaded some photos of our progress. Mostly of the hall bath as it goes into final configuration. I’m hoping that the City Building Inspector will have mercy on me and inspect the plumbing when he is out doing our electrical inspection. If he would be so kind (permit for reconfiguration of plumbing will not be submitted yet because it is inside the giant permit) then we could continue to work on this bathroom while waiting for windows/doors to arrive and big permit to get completed. We cannot demolish the horrid small bath yet because it is our only working toilet. I would like to get a functioning toilet in the hall bath (I know, I know… just go get a Porta Potty. But I hate hate hate them. Would rather drive all the way home or down to Starbucks or something)
