2 is IMO better than #1, and half the price.

I’m still voting for number 2. That was my favorite when it was orogonally posted…and it still is. Very nice…but not in your face.

I shouldn’t get to vote because I submitted one of the finalists! I’ve been trying to picture how each of the chandeliers would appear as you look up towards the ceiling. You decided to leave it all wood instead of painting white between the rafters, correct? I’m not a fan of wagon wheel style lamps so not crazy over #2. Are those fake drips on the gold candles on #1? Not that anyone would see them…

With all the straight lines in the room, I think having a bit of curve swoop in the chandelier would be nice. So 1 or 3.

It doesn’t make any sense to extend the deck along the South wall behind the fireplace because there really isn’t any view there and it would be really skinny (about 5 ft). So we are using that area for a planted walkway to the deck for guests arriving to a fabulous sunset cocktail party (!!) via the front walkway >>>>>>>>>>>>>

What am I missing??? LOL. No view? That is the south side of the house and you can look west to see the ocean, no? I can’t see any obstruction. It looks to me that if I arrived at the front, and took a step up to a southside 5 ft deck walkway, I’d be looking directly at the Pacific Ocean. What am I missing?

Yes, sealing the concrete will bring it back to the deep rich brown. I’m going to have to do that, but have to wait another 2 weeks for concrete to totally cure before we can seal it

Yes, there will be some great views on the south side of the house, but there is really only about 6-8 ft wide of yard going along that side of house. I will have a run of wood stairs there so people will walk along there and then take stairs starting about where fireplace is. I have to play around with it a bit… it’s one of those things where I don’t wont to break up or ruin the beautiful architecture where the fireplace is on the outside (with the new grid windows - whatever size they end up) with a bunch of wood and glass stuff.

I do like the Plymouth that Consolation posted, however, upon close examination, the size is same height and same width (visually a square shape). I need to envision it in the space. I’m feeling that more of a ‘rectangle’ shape (taller than wider) is best. The room is very tall, but not very wide. I’m worried that a ‘wide’ chandelier (which is the wagon wheel style) might emphasize that room is narrow

I sat with the draftsman yesterday to review the main issues with the design. Here are some changes we are making and I should have some new 3D images soon

Moved the deck to correct new location
I want the stairs from garage to main floor to be enclosed - he had them outside as exterior stairs
In order to get those stairs inside the garage, we are widening the addition to 26’ wide which will give more room upstairs also
Dang dumbwaiter is becoming the ‘center’ point of the whole thing… we keep having to design everything around the dumbwaiter so that it goes up through the house and lands properly at each floor. For example, I wouldn’t have to pay to widen up everything if it weren’t for the dumb waiter!!

Main issue is that we are working on the stairs going up to 2nd floor so that we don’t have that ‘jut’ out in design upstairs.

Since we are widening house… going to eliminate the Juliette balcony in back and we are trying to design a corner balcony off the master suite. Kind of like a small private balcony for a couple of chairs. People don’t actually use them… but it will have some of the best views in the house. I do have a neighbor here in Point Loma that has one and I see them out there a lot having a glass of wine at sunset (although sunset for this house will be on other side of house)

9/2014 Purchased for $835,000
11/2014 He tries to sell it without any work done for $999,000
7/2015 Starts trying to sell after remodel at $1,479,000
9/2015 Drops price to $1,399,000
11/2015 Drops price to $1,279,000
1/2016 Drops price to $1,199,000
2/2016 Finally goes into contract
3/31/2016 Sale Final at $1,185,000

Classic case of starting way too high!!! He should have started at $1,199,000 to begin with. He held that house for 18 months!!! Yikes Yikes Yikes

He was carrying two private hard money loans of $1,135,000 since the purchase. Let’s assume he was paying about 8% interest rate. That’s $136,200 just in interest cost alone !!!

My guess on the flip:
Purchase $840,000 including purchase costs
Interest Carrying Costs $136,200
Other Carrying Costs $25,000 (property taxes alone are $21,000)
Remodel Costs $120,000 (I could be way off here…too high … the guy seems to buy goofy stuff that was probably on sale)
Selling Costs $3,000

Interesting… the confidential notes in the MLS say that the buyer’s agent waived all commission. So, no real estate commission costs

So, he might have made $60,000 after 18 months. But… if he had priced it right to begin with he could’ve saved himself about $115,000 in carrying costs. What an idiot

Hmm - tall skinny chandeliers - so many of them are too contemporary, too expensive, or not enough bulbs. Also looks like you want to avoid shades but I threw some in anyway! Since this is your entry impact room, you might have to go a bit more $$ than you prefer. Sure is fun looking!

I think a balcony adds a wow factor for a lot of buyers.We have a small deck off one bedroom and a bit larger deck off our master. The one that is narrower rarely gets used even though it does have a small ocean view. Our master deck fits a small corner spa unit and a double seater chair. H uses it daily. Granted our deck does face the sunset. Visitors to our home for the first time love to walk out and look at the views.
I also wonder if the dumbwaiter is worth the hassle.
