Is the last house rented yet? That was a weird purchase! Good for you…weird for them.

The Liberace House on Nipoma looks like it is rented now when I drive by but I don’t know how many months it stood vacant or what the final rent amount was.

We had tile like similar to that in our first house which was built in the 70’s… it always seemed kind of busy too me but not bad enough to bother to replace it. So if it’s popular again then I doubt it will turn off buyers.

I’m going to take it on faith that CB knows her market with that tile. It is totally not my taste.

What I am still seeing is white and gray marble in mosaic sizes and styles. Very tasteful and kind of boring.

Don’t know best… taking a risk and hoping that it will come out the way that I envision it. If I hate it, I’ll go in a different direction for the rest of the house.

And cb, how come you don’t want to put tread plate in your kitchen? Also noted that the street views are from up the block, not in front of the house.

I’m watching that one very carefully. If it sells for a million that means my $950k purchase was an absolute bargain - sale would be $1,179/sq ft. But, I’m guessing it will sell for about $850k only. That still makes my $950k purchase a bargain. However, that doesn’t mean that my future sale wishes are on target.

We are having an appraiser come out next week to give us an informal evaluation of the value at the future build. I might feel better after that. OR, it will influence me to change direction. Unfortunately, if I change direction at this point I’m probably looking at another 2-3 weeks before doing new plans and engineering to get to the City for a permit.

Meanwhile, we are 9 weeks at engineering office and I still have no communication on when we will be ready to submit to the City. Although they sent me something to check on Friday evening - and it looked very complex with lots of data all over it.

Bath tile was supposed to get installed over the weekend. But my tile guy is somewhat MIA. He has a huge job right now installing 2,800 sq ft of travertine tile around a swimming pool in Rancho Santa Fe. I cannot even imagine travertine around a pool. Sounds dangerous with wet feet to me.

I took some pics of floor being laid, its only half done but he cannot come back until next weekend. But they won’t load to Flickr for some reason.

Meanwhile our new stucco is finally going on and the guys are in the basement jack hammering the concrete in the powder room to replace all the sewer drain lines. Even though the camera scope showed drain lines were clear, we have to replace because toilet and sink need venting. No venting in that old bathroom. We have no idea how the toilet ever flushed!!

Progress on the plans!! I got calls today as they are finalizing the Title 24 report for windows and insulation. This is one of the last things that needs to get done.

Are you saying they are doing the least important things first?

It’s not that it’s more or less important than other parts, but you can’t do it until the end when everything is finalized and you know the windows and wall designs are not going to change.

The gray grout is very nice with those tiles on the bathroom floor. I think it’s a winner.

Yes, the Title 24 report is done by a 3rd party and they cannot submit to the 3rd party until very close to done - drawings and window schedules. The roof truss calculations are being done now. Engineer says that he is done with all of his engineering and his requirements are getting incorporated into the construction drawings. The construction drawings have all of these crazy pages of ‘notes’. So, for example, he will notate on the drawing a #22 and that refers to a drawing/spec #22 that is pasted onto additional note pages.

So, I’m guessing he has notated all of his numbers and requirements on the plans and now they are cutting and pasting the notes together that have to become part of the plans. Depending on how long it takes to get roof truss calculations into plans, I’m hoping for about Thursday. Usually Title 24 only takes 2 days to get the report back (because it is generated straight out of some magic software) and then that has to get pasted onto large sheets and then, finally, 5 copies of everything for the City.

Did someone have a come to Jesus talk with the engineering dudes?

Cb, did you change your cell phone camera resolution or change how you upload the pics? they don’t enlarge any more when I click on them.

I think my cell phone is on it’s last leg. It keeps powering off every time I take a photo. It might be on ‘max’ resolution or something because the photos wouldn’t even load to Flickr
