Adair house: a 48" 6-burner Viking stove smack in the middle of the first floor with NO HOOD? Are they crazy? I know, I know, I’m obsessed with hoods, but this is ridiculous. With the BTUs that thing puts out some tinkertoy downdraft–I assume they must have at least that. although they don’t show it–is not going to cut the mustard.
The Monaco house is just hideous and feels like a cave.
Definitely: let the owners deal with the concrete/planters.
Consolation, you’re right about the hood. I had a downdraft vent in my last house and it was pretty worthless.
I can see their logic in Adair – they didn’t want to spoil the view. Then they should have put the cooktop somewhere else.
I do recognize the light over the kitchen/family room table!!! That is exactly what was in the Del Monte living room that I took down and sold on eBay.
The Temple St listing stated ‘reviewing offers on Tuesday March 13th’. I went by the property today and it won’t get a high price but should get about $925,000 if a master suite is added to the house and a nice outdoor covered patio. I called the agents all day… no answer (I consider that a really bad trait for a real estate agent). But suddenly they changed the confidential remarks in the MLS to ‘reviewing offers March 7th’. This means they have a lot of offers on the table. I am going to pass
We have had crews working all weekend on the project. French doors are installed, trimmed in with a lot of complicated trim work (it doesn’t look complicated but it involved at least 12 different pieces of wood on each side), exterior white trim painted and the we have had 2 guys working full time inside the house on texture. Front door was taken off today and 6 layers or paint were taken off with paint remover and door is sanded and primed.
Meanwhile, I gave the owner some tasks. He did a couple of the tasks and then decided he needed to borrow a chain saw and take down an entire tree on the side of the house. Not sure how that became a priority.
My paint crew is really hustling because they are still working on a big beautiful project in Coronado. They break one guy off every day to come over to my project and hope that the builder doesn’t notice in Coronado. I don’t know why they put themselves in this position. They should have just told me they couldn’t do my job but they kept responding to my calendar reminders ‘No Problem’.
I loaded some pictures. We are having a usual problem with paint samples for the interior. They look really dark and horrible in one room and really light in the family room. We are going to paint a light color in the front living room and dark bedrooms and have some fun with a darker color in the family room. I really want all the white shiplap and trim and fireplace surround to ‘pop’ so we need a good color on the walls in the family room.
We are finally moving along. Based on my latest estimate, we are 2 weeks behind. This is from a combination of having to rebuild the family room structure and kitchen addition structure AND it has taken 3 weeks to put in new drywall and re texture the entire house. We had lots of problem with texture in the small front bedroom. Someone went to town many years ago spraying on some globby horrible giant orange peel type of texture. The product was orange and we could see it under the layers of paint.
First, it took one guy 7 hours to sand down all the walls. The next day another guy applied a thick layer of drywall mud over the walls to smooth them out. For some reason this mud soaked into the original product and reacted. All of the new wet mud bubbled up and everything just fell off the walls, including the original product. It was a giant mess. So now a guy has to go through the whole room and scrape everything off the walls. Start all over again and skim a coat of mud onto the walls to make it smooth. Wait for that to dry and sand it. Then another thin layer of mud to give it a mild skip trowel texture and wait for that to dry. Then sand it and finally it gets primed!! Probably 3 days worth of labor in that one stupid room.
The exterior is painted and all the plastic and paper are off the house. The house looks adorable now with the new color scheme (which really doesn’t go with the old roof, but it is what it is) and the new porch overhang. Now we are picking front door colors. Owner wanted Teal but I felt that it was too close to the color of the house. It didn’t Pop. So, I recommended an ocean blue color called Catalina Coast… I love it and the owner selected that color. It screams “I’m a cute coastal cottage… come inside and see how cute I am!”
Shiplap is installed in family room and waiting for several coats of satiny white paint! All walls are finally textured and primed.
When we started all this the young owners insisted that they wanted to paint the walls of the interior themselves to save money. Well, it is time to get it done. I need walls painted before we put in the flooring next week. I had a long discussion with them that wall paint is critical right now to keep moving. So, I told them that they need to paint Saturday and Sunday to keep on schedule. He looked at me “Sunday too??” What is it with these young couples? I remember spending every waking moment with my husband trying to fix up our first house.

The outside of the house looks pretty good but the grass and landscaping, which look terrible, need to be nuked and redone. Not in the budget I am sure.
If they don’t get the painting done you should probably forbid them from doing more until you are finished and out of there, so when they mess up the floors you won’t have to deal with it.
Yes, that is the issue. Would love to get teh amateur painting party done before the new floors get installed. Otherwise, they will have to paint after everything is done in the entire house. I will get the kitchen painted before the cabinets go in because that could turn into a real mess.
The painters have primed all the walls and we’ve sprayed the ceilings with ceiling paint. The only thing left is walls and then all the trim. Cannot paint most of the trim yet because it isn’t even there. We tore off all door and window trim (because it was small and wimpy) and we will be putting on new trim.
Agree about fence and weeds. They should be weeding the entire front area and getting it cleaned up. It’s not in our work budget so I just have to ignore it at this point.
Can the fence be pained white? Any chance some window boxes could be hung from the tops?
What color is the inside of the front door going to be? Not red!

Inside of front door will be painted white. I need to get that red primed out because it is reflecting all over inside and affecting the paint swatches we have on walls.

You’ve made a fair amount of progress, in spite of the adversity that you’ve had to overcome. Congrats! It’s shaping up nicely. Our neighbors are upgrading on both sides of us. It does make us think of it, but so far we’ve resisted. The house right next door will be torn down and they will build a new one and sell it (a speculator). He’s made money in his past speculation deals, and bought the property next door in cash.
Let’s not go overboard. A little lipstick in skilled hands can go a long way towards dressing up the pig, but there are much nicer houses in this neighborhood. Check out 6306 or 6314 for example.

But i’m so jealous of all the lush greenery i see! the trees and grass and plants. ahhhh. it’s so brown here in the midwest. that winter greenery is all part of the price i guess!
Having moved from the Midwest to San Diego, I had to laugh at the idea that someone is jealous of our “lush greenery”. It is about as green as I’ve seen here - guess those record torrential rains were good for something!
