Hahh!! The floor plan is an abomination of add on on top of add on. Here is the history of the house
Front of house was built in about 1950. 2 bed / 1 bath
Then there was a family room addition tagged onto the back of the house and the kitchen back wall is the original exterior wall (and load bearing). Kitchen has an opening to family room. The family room is poor construction (in my opinion) and has a flat sloped roof that is leaking really bad. There is no lighting in that room because of the flat roof. My opinion is we will have to take off the ceiling drywall (water leak history) and tear off one whole side of the family room roof and re roof/re tar the sloped roof.
Then there is a master beddroom / bath addition in back of that that I have never seen because they are going to be living in that portion of the house during construction. They have set up a kitchenette and the room has a separate entrance.

It is on Osler St off Genesee West near 163 in Linda Vista
Home is in lower income neighborhood, but backs to a canyon with open space.
My analysis is that the home is worth only about $500k right now, but will be worth about $530k or a little more after renovations.
CB - If they want to start a family this is not an area I would pick for schools in 6+ years unless there are dramatic improvements or they are ready to commit to private schools. Just my opinion. The area is centrally located to many parts of San Diego and may be a good place for someone depending on where they commute for work.
Believe me… have had a very direct conversation with them about over improving for the area AND thinking hard about having kids in that neighborhood. They love it because she works as nurse at a hospital right there. No freeway commute required.
No, they are setting up camp in the master bedroom with a makeshift kitchen. We have nailed a piece of plywood over the hall entrance to try to keep the dust in their area to a minimum.
You mentioned that the owners are expecting, if I recall that correctly. If that is what is goin on, please be very careful with any materials and pain that might be potentially harmful to the baby. Any chance there is asbestos in the house or lead paint?
She is not pregnant at this time. We just finished inspecting attic and vents. Did not find any asbestos. But tons of rat poop and mice nests. We are going to have to address how they are getting in and button everything up. Best to get everything cleared up now before she starts the family.
No mold or rot in bathroom or kitchen but a lot of potential mold areas where roof has been leaking for years.
It is very disturbing. Every single wall we open up we are finding evidence of rats in some of the stud cavities in the walls. It looks like they are coming down from the attic. In the bathroom it looks like they came up from the crawlspace where there is a hole under the bathtub and nested in wall.
The rat poop does not look fresh, it looks old. But, it brings up a serious question. Do we open up every single wall in the house and clean it all up and then secure every opening in the house? Do we get up into the attic and down in the crawlspace and try to poison them all??? but then there might be dead rats crawling away somewhere to die. Gutting the entire house will bust their budget. I have to leave the decision up to them
I have loaded photos of the house and a rough floor plan. Unfortunately I didn’t get any photos of the ‘before’ of the kitchen. Trust me… you would not want to cook anything in there.
