This includes about $6,000 for appliances, washer and dryer
For this amount they have all new appliances, a laundry room addition, 330 sq ft deck with stairs and roof structure, walls and interior reconfigured to open up all the main living areas, new drywall in main portions of the house, structural repairs, new roof, new kitchen, new front porch overhang, new bathroom, new flooring, new wiring and plumbing, new baseboards, some new windows, rat and termite damage eradication and new french doors/side windows.
Overall, it was a very wise expenditure. They bought the house for $345,000 four years ago. We didn’t add any square feet, but added the attached laundry room carved out of existing garage. My agent came by and she did some comparable sales analysis. Although I believe it is fixed up superior to the neighborhood norm (over improved), it makes the home brand new liveable for the young couple. So, they have spent about $424,400 and their house is now worth $599,000 in the current market. So, they have $175,000 in equity now.

The fireplace and deck look great. I hope they realize how lucky they are.
Luckily they are very grateful and appreciative and were a pleasure to work with. I think the young wife was panicking about the spending, but when I sent her the comparable analysis I think they understood the value achieved for their home.
They have all new furniture also, thanks to Mom and Dad. They are very excited as the new furniture gets delivered.
This investment will pay off bigly for them over the long term.
