I did not make a formal offer on the house on Charles. I talked to the agent several times and he kept telling me not to bother even writing it up, even though I asked him to represent me. I went through the house again today with my carpenter. There are some serious issues with that house that are very expensive. One of the key issues is that it has a very small 1 car garage. Large garages are the norm in the neighborhood. I need to build a 2 car garage on the alley in the back. In order to build a garage with the legal setbacks, I have to remove a huge huge huge tree that is planted in the middle of the back of the yard. That tree i s extending out over the alley and everywhere and has a big trunk/stump that will be difficult to remove. Not to mention the City might have to get involved and/or SDGE because it is hanging over all the power lines. I see at least $5k to get rid of that tree before any more money starts pouring out.

We discovered that the roof needs to be replaced over a shoddy addition. And I don’t mean just the shingles, it needs all new trusses and a redesigned roof.

I’m crunching numbers now to figure out if I even want to proceed. I don’t think there is any margin at this point.

What’s even more interesting about the agent not contacting me (he still has not contacted me) is that my original verbal offer would be about the same as the new asking price, taking into consideration that the seller pays a reduced commission.

That agent probably doesn’t remember your name/number and didn’t keep any contact info or whatever, so he probably can’t contact you even if he wanted. 8-|

DW is in the middle of two offers to buy right now, and the sellers’ agents Just. Will. Not. Call. Her. Back. One of these bozos stood her and her client up 3 times, even though they are making an offer. These are legit full-price offers, too.

I don’t know if it’s the holiday weekend, stupidity, arrogance, incompetence, or what, but it is driving her insane. And me by proxy. :smiley:

No need to lift a finger to earn their kibble. The agent of the seller we dealt with was just as horrible.

Small house on Coronado selling at over $750/ sq ft, no garage and only 2500 sq ft lot. No room to move on that one

Its now 6pm and no reply to my 2 emails to listing agent asking simply for confirmation that she received my offer on Fleetridge house. She is obviously very pissed about the buyer agent issue. My offer is not more than 5% off asking if you do all the math.

The other listing agent of Charles should know my nbr because I sent him an email last week stating I wanted to make an offer on Tivoli, with my phone nbr. He called within 5 minutes and then,after discussing my offer, told me not to bother because his Seller wants X. He knows my name because he has it in his contacts when I call him. Since then it is still up for sale but now they are trying to rent it. He has reduced rent from $3,750/mo to 3,500 (Tivoli)

Agents (in MA anyway) have a legal obligation to present all offers to the seller, regardless of their feelings on it or if they are pissed about something.

Time to call this agent’s broker and complain that she won’t present your offer, and start hinting you may have to file a complaint. If I was the seller I’d be extremely pissed that my agent was d***ing around. In fact, it’s usually easy to track down the owner and call them, and ask them if they got your offer because the agent won’t return your calls or emails. That might get a fire lit under them. DW has done this a couple times. :slight_smile:

Same applies in WA. I would be livid if my agent was cherry picking offers behind my back.

Agree…even LOW offers need to be presented to the owner.

On the written offer I even circled in red an area where i had requested seller’s initials and date when the offer was presented to them.

I just consider it a professional courtesy to confirm receipt of any and all offers

Since she has not gotten back to you to confirm that she received your offer, I think it’s reasonable for you to assume that she didn’t receive it. Gosh – how to make sure she receives it? Stake out her office? her house? Send another offer by certified mail? Call her from a phone that is not your own (so she doesn’t know it’s you calling)? Have your agent call her?

Until you know for sure that she’s received it (and of course she has; we all know that), I don’t think you should start going to her broker quite yet. Soon, but not quite yet.

Of course all this depends on how much you want this house.

DW set up an appointment yesterday to show a house this morning. Woke up to find it went under agreement overnight.

You can’t afford to wait. Delays can mean you lose out.

@notrichenough … I am so sorry that happened. It’s craziness right now for the good houses. If I was that Seller, I would have waited until the long holiday weekend was over to see how many offers came in.

I saw this one come up this morning and I researched the history. I think that the flipper did a fabulous job with curb appeal on the front of this house, it’s adorable with a great pop of color on the front door. Not so impressed with the inside, but love the porch railing design

Cute house, great curb appeal! Agree, the inside looks like every freakin new home being built around here. Yawn. The porch railing is cute, but imagine what it would take to keep it in perfectly white condition… I’ll pass. Plus, it looks like there was not much done to the other bedrooms, just paint.

The interior is so – white!

If it were my house , I would try to reconfigure the main floor. I’d sacrifice a bedroom to add more room to the kitchen/dining/living area, which is very small. Better that than a rabbit warren of tiny bedrooms.

Also, it’s not clear what they are calling a “bedroom,” and at least one of them seems to be in the cellar.

If you look at the address in google maps you can see what it looked like before–and what is to the right of the house that they are studiously avoiding in the pictures, LOL.
