I actually like the realtor’s description. Honest and accurate but still intriguing and piqueing my interest in the property.
Here’s a beautiful small home that is ‘reasonably priced’. I just love the tile front patio and the tiled stairs. A prime example that size and big sq ft don’t trump adorable style. I know it’s not everyone’s style, but they did beautiful work with the tile and outdoor spaces. It’s priced low because it’s in the air flight zone

@BunsenBurner , my best friend from elementary school moved to Seattle and her family bought a very large and gracious brick Georgian place on Queen Anne’s Hill. I think the property was surrounded by a brick wall. I wish I could remember the address.
I see the house at 4415 Long Branch sold at $1,003,000. I think it was originally listed at $950.
Yes, that’s the house that had interesting character details. I don’t really like the location, but I’m glad someone recognized the potential.

I just wanted to let you all know that it looks like I am not going to be purchasing a property to flip until the end of the year. There are many reasons , but the most important reason is that I am committed to two big remodels that are starting about August 15 and will run through the end of the year.
The first remodel is for my agent’s elderly parents who are finally in escrow on their home so that they can complete their purchase transaction for a single level downsize home (although the home is rather large). My agent is scrambling to find them a place to live during the 6 to 8 week week interlude. My biggest problem with this one is that the Mom is insistent she wants cherry kitchen cabinets just like the ones she has in the house they are selling PLUS cherry engineered wood floors. Holy moly!!
That’s a lot of dark wood all over the place I will have to bite my tongue and just go along with it and hope noone ever thinks I ‘designed’ this house. They are going to need the following done before they can move in.
Scrape popcorn ceilings (subcontractor)
Pull off miles and miles of wallpaper (subcontractor)
Tear out old carpet - new flooring throughout the house (subcontractor)
Paint Interior (subcontractor)
Grab bars in existing bathrooms
Reconfigure entry ceiling a bit
Gut and install new kitchen and knock down wall between kitchen and family room
Replace all windows with dual pane vinyl windows
And I bet more will come up when we get in there!
And then… drumroll… I have been so blessed with the wonderful people who are so supportive of the Not Glamorous Flip projects. I have been contacted by a fellow CCer who follows our thread to do a large remodel and addition on their house. They are empty nesters and looking to improve the home for a future sale. They are going to add 200 sq ft with nice big doors to emphasize the back yard and pool, enclose an upstairs bonus room to create a bedroom and new bathroom, add powder room, new kitchen (my favorite!) to take their house from 2100 sq ft 3/2 to about 2500 sq ft 4/3.5. This will bring the home more in line with the neighborhood which has larger homes. Lovely home, lovely neighborhood, really nice yard. We’ve started the drafting plans and will start construction after the permits are approved and I finish the Grandma house
For privacy reasons I am not going to follow the 2nd remodel here on CC or post pictures.
But if anyone is interested I can post the listing of the Grandma house and some of our remodel photos as we go along
Cherry doesn’t have to be dark. I have light colored cherry cabinets in my kitchen and I think they look great. I have bamboo floors which are much lighter though.
I for one am interested in following the renovation projects, they are still interesting!
cb, I’m glad you’re going to be busy, and I’m glad you’re going to be bringing in some money. But mainly I’m glad you’re going to be making two more houses gorgeous!!
Can you answer one question about the flip for the CC-er? Where is it located? (Generally is fine.) I assume it’s in SoCal, not that far from where you are??

Re: cherry cabinets…a friend in Ohio just had her kitchen redone…with gorgeous dark cherry cabinets. The key is large windows, and very light counters and walls. It’s gorgeous.
Yes, cherry cabinetry can be gorgeous and does not have to be very dark.
And big yes to Grandma Flickr.
A designer once told me to have contrast between floors and kitchen cabinets - for example natural cherry kitchen cabinets with (light) maple wood floors. Maybe you can show the remodel people how nice that color combination would look together.
OTOH, it’s not our house.
I agree…if the person wants wood, they should get wood. I’m sire CB can brighten up that space in other ways.
The CC remodel is in the San Diego area. It’s not close to the Point Loma area but beggars cannot be choosers at this point!!
