Flip This House # 7

Don’t they have to disclose the damage?

i noticed all the termite damage during first inspection, including obvious fires in wall outlets! When I went through the 2nd time the owners had cleaned up all the termite poop piles and taken off the burnt wall plates. I don’t know why they bothered. For all I know the buyer sent in some guys to paint and they have no idea the ceiling planks have wood rot/termite damage.

Also, I’m guessing the prior owner didn’t fill out a disclosure claiming “they had never lived there” because they inherited the house in poor condition. So, the buyer can also sell saying “no disclosure provided, current owner has never lived in property”

Well…do keep track of this…my Giess is they are going to need to sink a LOT more money than they thought into this house…or at least I hope that ends up,being the case!

This morning Snoop Dog Snoopy (that’s me!) Drove by again and now they are jack hammering out the stairs up to the house

This guy usually just blows out a house and builds a mini mansion with added sq ft. But I don’t think he has room to expand on this lot

cb, keep your head high and your eyes forward. You do good work and there are a lot of agents who notice that.

Being sold by slimeball agent (remodeled by competing flipper who bought Chicken House). Just went Pending in contract after 4 months on the market at $1,849,000. I will wait and see what the final sale price is. The flipper paid too much for the small house - $1,250,000 cash which was $50,000 over the asking price. And, of course, slimeball represented the flipper on the purchase.

My estimate is he spent somewhere between $275,000 and $300,000, but I could be wrong on the high side. And he carried it for 17 months by the time it sells which is minimum $25,000 in property taxes alone.

Was 1,444 sq ft with unpermitted guest house. He added 900 square feet, but did not go up 2nd story to capture the view.

Another afternoon spent with the owners out shopping for bath tile… we only need 32 sq ft and it’s driving all of us crazy. We also shopped for kitchen countertop and they are drawn to White Macaubus Quartzite, which is a natural stone. But, it’s pricey.

That natural stone sounds like a heap of maintenance trouble… sealing and whatnot. Maybe they would consider quartz?

Is this the grandm house folks who, want the very expensive kitchen counters? If so…my e they can choose something less costly…and get new bathroom vanities.

Yes, Grandma owners. Some things just don’t make sense. I know money is getting tight towards the end of the project and we’ve been talking about where to cut scope.

I finally convinced them to change out the small vanity in laundry area bathroom (I haven’t taken a picture because it’s so small I can’t wedge in sideways to get a good picture). Horrid brown pressboard 24" cabinet with the cheap fake yellowish marble in bad condition. They wanted to paint the cabinet. I said “Really? You can buy a new cute vanity with attached countertop/sink for $150”. So they went off to Home Depot and brought back the name of vanity they want. It’s a contemporary ledge style cabinet (no legs) in a strange washed oak color for $275. Does any of that make sense??? I haven’t rushed out to buy that because I’m still scratching my head.

So, we started our countertop search at the cabinet store. My personal opinion is that they overpaid for the cabinets but all they cared about was they found a place that promised “in stock” which wasn’t totally true. They went straight to the cabinet display and liked the quartzite, which is of course very expensive. I kept trying to show them the quartz choices but they didn’t like the designs. There weren’t good granite choices in that particular store. I’m going to let it sit for a bit and try again next week.

But I did notice something…everything now seems to have the square style bullnose. There was only one granite that had a rounded bullnose. Even the granites have square bullnose now

Oops…just realized I posted all of this in the wrong thread!!! Back to Grandma house thread

White Macaubus- I am looking at new island countertop this summer and we loved that one, but chose to go group A pricing, it was no question as group A, the locals charge me only for the granite used, anything about that means I pay for the entire slab and might get some back if they can sell it, nope, I don’t love it that much!

Slimeball listing agent had the gall to call me today and try to hype up a new listing on Alexandria. He must think I"m so stupid that I have no access to the regular MLS listings. He tells me he has a private listing. The property is on the top of the peninsula. Adding a 2nd story with an upside down house design can create a house with views to downtown San Diego and San Diego harbor on one side of the house and ocean views on other side of house. It would be stunning.

He’s insisting the asking price is a bargain and I could build a 2nd story and bring it out at $2.5 million. No thanks, I have no interest in having to price something at $2.5 million and wait a year to try to sell it… just like his other clients. I pretty much spelled out to him that I have no interest in competing with Mr. X, Mr. Y and Mr Z and lingering on the market for a year trying to sell something (hint hint).

Then he got all defensive about who actually bought the Chicken House. He’s trying to tell me that Mr. X (his usual flipping client) only loaned the money for the purchase, but did not purchase it. And that’s why his name is on the public records… And he’s insisting that the buyer was represented by another agent. Yes, the other agent is his assistant! He entered his assistant as the buyer’s agent in the MLS. Does he think everybody is really that dumb?

Sorry for the venting

Some people assume they are fooling folks because they are just “so clever.” Stuff and bad karma has a way of getting around, especially in a small, close community.

You are nice. I would have reminded him that you put in an offer very close to what the house sold for…and he never had the decency to present your offer to,the owners OR call you to see if you would,go up $10,000 more.

He is a slime.

It’s best not to engage with slimeballs-- give them wide berth. You don’t want your name or Rep in any way connected with them. Ick!

I suggest you email or text to inform him that you have no interest in talking with him ever again- then block his contact info on your Iphone.
problem solved…

Looks like a nice house with good potential.

So Mr. Scum wants to represent CB now? Tough luck.
