Flip This House # 7

$2.8mil and no garage???

It looks like that portable fireplace on the top patio is on top of wood slats… that doesn’t seem like the best idea.

Agree that that striped flooring is horrible.

Thanks, @BunsenBurner , I had no idea about any issues with Viking and never would have guessed that Miele or Liebherr would be preferred. I love the Bertazzoni comment.

If I didn’t have to consider resale ever, I’d be looking at lower priced appliances. We loved our GE Monogram in a previous house, and I even preferred the Frigidaire in a second home over our Wolf/SubZero. I want reliable functionality combined with features such as two single side opening wall ovens that can be installed waist high and an exhaust vent with remote control so I don’t need a step stool to turn it on.

Agree–pretty photos but weird striped flooring choices. I couldn’t live in that place.

“…exhaust vent with remote control so I don’t need a step stool to turn it on.”

That must have been an inproper install. Vents are supposed to be installed at no more than a certain distance above the stove. At my 5’6" and shrinking height, I have no issues reaching the front buttons on my above island hood that Mr. B installed.

Re: swing door ovens. If you can swing it (pun intended), go with a Gaggenau - it has a catalytic converter that kills odors coming out of the oven and has super even heating!

I am vertically challenged, while you’re actually taller than the average woman. Plus, I’m unable to stand on tip-toe any more and chronic rotator cuff problems make it painful to reach up. There are now ADA compliant controls that can be installed at a more convenient height for folks who can’t reach so high, but only one or two brands appear to offer them.

Will check out the Gaggenau. It sounds amazing.

My friend is 5’2" and has no issues with reaching for the controls either… I see those hoods installed almost at the ceiling in some homes and cringe. They are useless, but they look nice.

Aren’t most hoods remote-enabled nowadays? We could have paid extra for ours, but I chose not to have yet another remote floating around.

Marilyn…you don’t need any excuses to ayyend an Open House. 90% of visitors are neighbors and looky lous

The reason all the decks and height are in the back of the house is to capture views. That is where the views are. Open decks don’t count in the sq ft calculation to build on the lot. Thats why you see a lot of roof top decks, etc on the coastal small lots

Large houses on tiny lots… Here, it got so out of control that cities are pushing back. Like one that recently scaled down the max sft allowed from 45% to 40% of lot size. I suspect the builders will get creative with building underground bunkers and roof decks.

So where do you park for that house?

Yikes! Where will the Tesla charger be located?!

Hmm, looking at the street view pics, there’s a two car garage off the alley.

The listing mentions “attached parking”. It’s hard to tell from the pics if the garage is still there. You’d think they would mention it.

The up-hill house next door has had a second floor added recently, you can see it in the listing pics. I think that house looks a lot better.

I didn’t even notice whether it has a garage or not. Most garages are on a back alley. I’ll look. City requires at least 2 off street parking in order to approve that permit

There is a carport under those decks in back of the house off the alley. Another way to avoid sq ft count. If open on 3 sides its not counted in the sq ft to lot size calculation

Oh my. Sneaky. A “new” $2.8M house without a real garage? Don’t know the situation in SD, but here it will be a tough sell.

The listings all mention attached 2 car garage, which was there in the old street view of the alley.

Just found info on work permits in 2016:

So there certainly is a garage floor!

Well, at least they have a floor, but does it have four sides? Intriguing…Marilyn or I will get some boots on the ground and drive down that alley. And yes, no real garage will be an issue for selling that house. Because the type of people buying a $2.8 million house have fancy cars that need a garage. And about a year later the garage is crammed with stuff and their cars are out on the street.

Wow, that is some permit! At 3%, here they would be paying close to 25 grand for that privilege. Yikes. And people usually low-ball their permit values… So they spent a pretty penny on that remodel. And the master bath looks like the MB remodel Y2K in our house that we will be ripping out! An what’s inside the little enclosure - a shower? A single shower?! And no glass enclosure? oy.

Owners in San Diego don’t get to claim a value. There’s some kind of algorithm in the Building Departments computer that spits out a magic value. Usually it’s pretty low compared to the total actual cost. I’ve never seen $800k + show up. That’s huge.

The fees are calculated based on sq ft in permit, so not sure how much they were

I went to see the zebra house while running errands. First, there is definitely a garage - presumably big enough for two cars but nothing else. You can also park in front of the garage on the alley; room for a car there. So technically parking for three cars.

The flooring is not as bad in person; more subtle, but there’s so much of it that it becomes a bit overwhelming. It really doesn’t work in the kitchen with that blinding black and white marble but there’s no logical place to switch flooring. I didn’t look at the stove but a listing does say “full suite of Viking appliances.” The master bedroom closet is bigger than many bedrooms. The house has tons of space; a nice pantry off the kitchen. The upstairs family room is very nice with almost a whole kitchen of its own.

This is a house made for entertaining groups; not a family home at all - somewhat cold with all the greys and blacks and whites. No cozy place to gather with your family during the evening. Plus the stairs to the upper level deck are so unsafe for kids - you can step right off them onto the roof. The agent agreed that it wasn’t really a house for families. Very little yard space.

There’s a peekaboo view of the ocean from the first floor study, very nice views from the second floor deck, and expansive views from the upper deck. While on that upper deck, I looked down and could tell which house up the street probably had their view blocked by this expansion - there was a Happy Birthday banner in the window - too bad, so sad. And no dumbwaiter to the roof :)) .
