Flip This House # 7

I got it!!!

It’s been a long dry spell where I redirected my energies to the remodels. For those that missed it, address is in Post 1190.

Three new offers came in on Friday after the showing on Thursday. They were from other cash investors. Two of them were lower than my offer and one came in at only $1k below my offer. Of course now I’m freaking out that I overpaid because my competitors were not willing to get near my price. Second guessing, thinking I made a huge mistake. But I’m always like that…very worried that I overpaid.

This left them back with the 2 original offers. I have already signed off all the disclosures and officially released all contingencies. The other offer was a Renovation loan with inspection contingency. $20k higher than my offer. The agent told me that he had several discussions with the other buyer’s lender. Since it was a FHA renovation loan the buyer did not have to remediate mold prior to closing.

In the end the Seller decided to forgo the extra money in order to have a painless slam dunk quick escrow.

Now I’m off to try to search the universe for examples of mid century modern curb appeal so I can transform the house back to its original architecture. I’m pretty sure that the bright red Spanish style on the A frame section is not original to the design. But…I really need to control my expenditures on this one. In the end I will probably go over budget…again:)

Think we will call this one MCM (mid century modern) Mold house

Congratulations, @coralbrook!

Looking forward to following along on this flip!

Woo hoo!!! Congratulations!

Yay!!! Long live the Mid Century Mold!!!

You did not overpay!! The next higher offer (other than the one $20K over yours) was only $1K below yours. Your offer was right on target!!

Congratulations. I was wrong, not being there in person.

I agree, that $1000 difference is a squeaker and not overpaying in this market. From your earlier comments, it did sound like the simplicity and speed of your offer was appealing. I could almost hear the east coast siblings telling the LA sibling to do whatever was quickest. Very different from some of the threads we see on these boards!

You can certainly see how that house flooded; sits right at ground level. Restoring it to mid century modern should be fun and a bit different for you. *-:). Can’t wait to see full pictures of the views - sounds like there should be spectacular sunsets. Can you see the ocean horizon?

Yay!!! Looking forward to seeing what you do with this house!

Congratulations! I’m looking forward to this one since MCM has long been my favorite style.

Here are a few Palm Springs houses that I’ve coveted. Maybe they’ll provide some inspiration.

I’d take any of them, while my dh would prefer the total privacy of Vespero. I’m a big fan of breeze block.

Yummy, thanks @Silpat

Most of those have the vaulted ceilings which I don’t have because this house has the flat roofs, except for the A frame center. I need to figure out how to vault inside that A frame. We looked inside the attic and it is standard trusses so it would take some engineering

I think we are most similar to the last house on Alhambra in Palm Springs.

But those houses are definitely helping me figure out kitchen styles…modern flat front cabinets

I’m going to start a new thread for this flip
