Flip This House Grandma House

^^Etch the glass?

When I had hurricane windows put in, they used textured glass in all the bathrooms.

cb, maybe if necessary you could apply reflective window film to the bathroom picture window. And if the new house is on your south side, that would have the added benefit of shooting sunlight back at them.

I don’t like the idea of anyone being able to see me running around in my jammies at night (or changing into my jammies!); our new house has vertical blinds everywhere except facing the (fenced) back yard. It actually took me a while to get used to that openness. In our old house in Illinois, we had heavy curtains for the bedroom glass door leading to a balcony because there were so many drafts in winter, not to mention the cold permeating through the glass itself. We installed horizontal blinds on the west side of the house to control the sunlight in summer; second floor was poorly insulated and the AC had enough work without the extra heat from the sun. Actually, most of the window coverings we installed were primarily for climate control!

Certainly other families in that upscale town had no issues with people being able to see inside to their giant TV’s and fancy chandeliers and grand pianos, etc. We always figured we were the least likely house to be broken into!

GRANDMA HOUSE REMODEL

Well, we are starting the Grandma House Remodel tomorrow! Finally ready to close escrow after the termite fumigation and clearance delay. Here is an overview of what we will be doing:

Demolition of kitchen, flooring, front entry lowered ceiling and all windows and exterior doors (except front door)
Open up wall between kitchen and family room
Another crew is removing popcorn ceilings, removing wallpaper, removing paneling and painting entire interior

Install grab bars and ceiling exhaust fans in bathrooms
New flooring in bathrooms (it had carpet… but they kept the carpet in all bedrooms)
Raise entry area ceiling
New wood flooring throughout house, but I think she wants tile in the kitchen which is going to be hard if the kitchen is opened up to family room

New windows, french doors and sliding patio door
New kitchen

And, of course the Scope of Work will probably expand due to domino effect

Current estimated budget $60,000 plus Design Fees

Dumpster arrives tomorrow morning

How exciting!!!

I know we can’t have pictures…so,we will need very detailed descriptions.

Hoping the poofy curtains self destruct when you take them down.

I’m looking forward to following along!

On window treatments: the one thing that I simply cannot comprehend is the need people feel to put a little valance on the typical window over the kitchen sink. Every time I see a photo with one I have an urge to rip it off.

Generally, IMHO there are some rooms where something is needed on the windows, and some rooms where it isn’t, and some rooms where comparatively elaborate draperies look gorgeous. It really depends. Most of our windows are bare.

I took tons of photos this morning, including kitchen window lacey Grandma valance and lots of puffy valances laying down in living room

cb, are you able to post the photos for this project? If so, new album or old one?

According to Moderator Mainelonghorn we are allowed to post a link to a Flickr page with photos.

So I will make a new photo group. Just got home from the El Cajon where it was OMG. 102 degrees. I am not used to it and am now practically face down on couch in front of a fan. We cannot run AC while demo dust and debris are getting torn up. In fact we covered the intake today to keep the system clean.

New photo group tomorrow morning.

Whew, that is too hot. It’s exciting to hear that you’ll be able to post some photos. Can’t wait to follow along.

Looking forward to the photos!

Thanks for the ideas on window treatments. I have some that need to go, but couldn’t figure out what to replace them with. I’ll take them down to paint, and replace them in due time, which might be never. One window needs a shade, but we can get something at Lowe’s for now.

Uh oh. We all know how “for now” can easily translate into “forever.” Be careful!

There is nothing more permanent than a temporary fix!!! As my dad used to say. Crap tends to stick around if it is somewhat adequate. It has to be so makeshift that you’d want it replaced fast. Like the bed sheets pinned to the windows in our bedroom while I was looking for darkening shades and slider drapes. D

Ever have a bathroom faucet leak and end up with a new bathroom? So…I need a shade for this window, but the shade won’t fit under the current valance, which needs to go anyway. And I never really liked the way that goldish paint looked in the kitchen anyway, but after the remodel 10 years ago I was too exhausted to re-paint. So…

Remove the valances, paint the kitchen, buy a nice looking shade, and leave it alone for another 10 years. Sounds like a plan. Thanks.

GRANDMA HOUSE FLICKR GROUP

For everyone that has been searching for the photos for weeks… I have finally loaded photos into a new Flickr group

https://www.■■■■■■■■■■/groups/4085848@N24/

It is OK to have a link to a Flickr group (my understanding from earlier in the thread)

I loaded the original listing photos so you can see the house in all of it’s Grandma glory, all the way down to the requisite lace valance over the kitchen sink window!!!

Please don’t forget to start at the bottom.

Long meeting with owners yesterday and I was successful convincing them that the main puffy valances were way too dirty to try to put back up. I checked the tags on them and they were cheap crap to begin with, pretty much made out of bed sheets  However, they kept the living room curtains and took them off to the dry cleaner but I won the battle to get rid of the shiny brass curtain rods and rings

Please make sure to also remove and replace that grandma light over the sink in the hall bathroom!

And maybe some new doorknobs are in the budget??

They still make something with the same name as that odd fireproof wallboard, although it comes in 2’x8’ pieces now.

It’s intended as a base for plastering, and is only 3/8" thick (regular drywall has to be 5/8" think for fire protection) - at least in it’s current form.

So if you are going to plaster the walls you could probably keep it. If you are hoping to just to the joints and paint… probably not.
